I have had it up for a week and have two viewings booked in. I'm thinking of maybe reducing the price by £50-£100 to increase the number of viewings, rather than having to pick from a smaller group, also not sure what these two that are booked in will be like. What's your thoughts ? I'm in a very desirable area so I should get a lot of viewings if I had very a competitive price.

I would say look for a specialist letting agent rather than an estate agent where the letting department is usually given to the clueless apprentice while the more experienced agents concentrate on chasing there sales commissions.
But is there an independent valuation of the property ? If not the property could just be sold at a higher than market price and you just pay this excessive value back as the 7% yield. Then if the owner tries to sell after 5 years it may have fallen in value.

Personally I’d go lower and have a larger pool to pick from. Better to have the right person than a slightly higher rent

Everyone should watch a movie called Pacific Heights before becoming a landlord. It was life changing for me.
