    As I started to watch the episode from guests introduction, was quick to conclude that opnion would tilt heavily towards YES for RE. However I continued to watch and had a smile of satisfaction after completely watching it. Such a honest , sensible and holistic views put across to choose. Kudos to the host and guests.🎉

    Residential real estate is the safe bet. LTCG/STCG is only a temporary issue . Who knows , the government may again introduce indexation benefit for all ( hope there will be pressure from by the bigger real estate builders and developers ).The rents are going to increase in the coming days , so the cost of flats. Investing in REIT , is not popular in India . Only physical assets will do.

    Most the malls and office spaces in Delhi NCR are lying vacant. With the advent of online shopping it's dead end for commercial property. The panel seems to be completely out of touch with Real Estate.

    Hard real estate investment ( not for living) is already producing negative returns or close to that after considering cost of funding,taxes and maintenance and out of pocket internal livable upgrade costs. Given that developers are on excess greed and have been riding their price wave on NRI customers and upmarket domestic investors, the propensity to exit in case of any reversals due to alternative return avenues in global markets is very high. At least the NRI's will shift their investments. There is definitely an asset bubble in this segment.
    As regards the living residential segment where housing is consumed by the purchaser, the cost of purchase is sky high discouraging people and pushing them to rentals .
    Developers are desperate to convert their inventory into cash given the stocking levels. Given that most of the residential projects over the years have been large gated communities, the realization is slow .
    It would not be a surprise to see that large Banks and housing finance companies will take hits when it comes to the asset price bubble breaking.
    So if we are in cash we can wait and pick the distressed assets or run down sales at good prices.
    Wait and Invest is the mantra over next 5 to 7 years

    Very informative, clearly explained the cost of ownership, like with loan the ownership cost becomes 2x, apart from maintenance and stamp duty costs etc. And giving the right guidance about further muted price appreciation.

    After pumping the stock market like crazy since Covid, why should I risk my money in real estate when FDs are giving safe 8 % interest? I locked in my money for next 10 years and will more than double my money. See you all in 2034. Praying for a lost decade in stock market and I will re-enter in 2034 when interest rates are low to pump it again before selling at a massive profit.

    Mumbai Real Estate is not representative of PAN India. These analysts are becoming like Bollywood.Everything centered around Munbai😢

    These guys are at best Laughable. I stay in Gurgaon, people who bought commercial are paying through their nose as the maintenance in the ghost commercial projects. The rentals in residential have shot up through the roof, while the capital appreciation has gone up exponentially. This is a very myopic Mumbai approach. My two cents. Paid/biased approach.

    I am an Indian and why I need to buy house for investment in INDIA? One is more than enough. Why should I invest where I don’t get rent even to pay its maintenence cost, draconian capital gain when I sale, than pay minimum electricity, Internet cost even when I don’t consume, as if that is not enough some foolish rogue housing societies impose non occupancy cost on owners as if they want the owners to live or a way like madam Sita to suck more, than the depreciation cost and after 60 yrs your next generation will even consider to invest because Govt miserably failed to envelop the area

    After 5 years once Indi alliance comes to power this Real Estate bubble funded by NRI out of FOMO is going to burst immediately when they see Caste based India out of sync with their own value system over long term...all those NRI Villas will be availble for distress sale...so all residents can just keep their cash safe till such opportunities come..😂
