You have to know your signer this is not a side hustle regardless of what TH-cam would like you to think being a notary being a closing agent is not simple it is not easy it is the equivalent of being a paralegal you're dealing with deeds, security notes, buyer side seller side. Then there's the shady people in between who want to take advantage of another human being. That includes using somebody that they can set up to take the fall if they can't find the originator then it's usually the notary unfortunately. I have almost 30 years experience with First American title. I am trying to not do loans anymore the market is fractious and nobody wants to pay anymore.
