I have seen this unit, the builder is unable to sell this because of high price. As per current market rate, price range for this is 80-90 lakh. This is my analysis, rest depends on buyer.
Your analysis is absolutely on point, but the real estate market is marching upwards and the rates are skyrocketing. Anything between 1 to 1.15 cr is the apt price in the current scenario as per my observation. Prices are setting new records in every location in NCR at least.
@@PropNationIndiaprice are definitely going up but one has to consider that only prices in noida part is rising in ncr. Raj nagar extension can't command anything above 6000-6200/sq feet. Cos everyone knows, there isn't going to much appreciation in this part of ncr. Metro will never come this side. Public transport is almost zero. No traffic management (any traffic light here hardy works). And lastly, ghaziabad has its own bad stigma with it. If any property dealer trying to sell here above 6200/sq feet, he/she is a crook. No resale value above this price in raj nagar extension.
