  • Sino ba ang mayari ng tinatawag na reclaimed land? Pwede ba itong pa-titulohan?
    Meron tayong mga kababayan na nakatira malapit sa mga ilog. Pa-minsan-minsan, may nabu-buong lupa sa riverbanks na eventually ay pwede nang tirhan. Minsan naman nakikita nating tinatambakan ng lupa yung ilog para mas lumawak yung river banks.
    Ano ba ng epekto nitong mga to sa pag mamay-ari ng lupa? Ganyan ang tanong ng reader natin today, Marie M., who says:
    "My uncle would like to give me a small portion of his backyard. This property is in Pampanga and is facing a riverbank. It's like an extension of his backyard so i was told it may no longer be covered by the land title he inherited from my grandmother. The piece of land i think was a reclaimed area, my grandparents extended the back lots which were rice plots before and made it part of the compound. IF it does not have a title, can my Uncle still give it as a gift?"

    The issue is that I bought a piece of land from my nephew without a proper title, only a deed of partition. The land originally belonged to her ancestors, specifically her grandmothers, who have passed away. Before I can have the land titled in my name, my nephew, who is the sixth generation owner, and the previous owners need to have their titles first. I want to separate my portion even without a title from them, as I intend to sell it. However, my relatives do not have the financial means to have their portions titled, and I am affected by this situation as well, unable to have the land titled. Im hoping for an accurate legal advice on what I should do.

    atty pwede po bng pakialaman ng brgy captain o ariin nila ang acretion land.un po ay di na nila sakop o walang khit anong hawak na titulo.

    Atty..pwede ba mag tanong sa problema about lot..na relocate po kami..tapos ang pina pirmahan sa amin..is deed of assignment...tapos nag claim kami ng deed of donation....tapos ang ginawa ay pina pirma kami ng quiet / claim/ waiver

    Accretion po ba or reclaimed if ang lupa ay na extend o nadagdagan because of river control na naconstruct?

    Kaso walang titulo ang hawak lang nung nabilihan ko nang lupa ay deed of partition di ako pwede maka patitulo kasi galing pa yun sa kanunuan niya sa mga lola ng nephew ko na namatay na kailangan muna una makapatitulo yung nephew ko at yung ibang dating unang nag may ari sa lupa bago ako kasi yung nephew ko 6 génération na sya eh among legal naa maaring gawin ko gusto ko sana mahiwalay gusto ko kahit di pa na titulo yung sakanila basta akin ma pa tituluhan na upang mabenta ko kaso walang mga pera yung mga kamaganak ko para mapatitulo ang sa kanila and nangyari damay ako di din makapatitulo dahil wala pa sila. At matanda nko pano nlang pag matay ako pano yung anak ko na bata pa

    atty ano ang kaso, na lupa mong sinasaka simula sa ninono mo hanggang kassalikayan kami anv nagsasa, tapos pinattuluhan pala ng ibang tao.

    Not related for this video. But i just want to ask po, meron po naghire sa kin na company for job. Pero binigyan po ako guarantee agreement part daw po requirements. Is it okay po ba?

      Will depend po what the agreement contains, and if you agree with the provisions of the agreement. If you want to make sure before singing, would advise bringing it to a lawyer so they can explain it to you. Or, go to the employer po and have them explain the provisions to you. Hope that helps!

    Magandang Gabi po -
    Tulong lang po - kasi pinapaalis po yung nanay ko sa bahay na pag mamay ari po ng lola ko sa side ng tatay ko. (patay na po yung lola ko) and yung lolo ko po patay na din pero may last will po na iniwan ang lolo, na hinati niya ang lupat bahay sa mga mag kakapatid sa side ng tatay ko. ( pero ang tatay ko po ay patay na din po )
    May karapatan po ba ang nanay ko na kasal sa tatay ko dahil po sa last will na iniwan ng lolo ko?
    (inaangkin po kasi ng isang kapatid ng tatay ko ang buong lupa at gustong paalisin ang nanay ko agad agad)

      Sa ganitong sitwasyon po na kailangan ng mabilisang galaw at lunas, advise po namin na kumonsulta na po sa abogado agad agad. May mga titignan po kasi siya na dokumento at itatanong na detalye bago maka tulong.
