This is a fantastic video. I love the idea of pocket doors! Seeing a water closet always makes me think about Japanese unit bathrooms with a water closet elsewhere in the house. This is kind of like my dream, but I'm not sure if here in the US a "unit bath" could be done

Great post. I actually like a 3’ width. Normally I’m trying to allocate as much space to the rest of the bathroom while making the water closet functional, so the extra 6” you have of width I would be inclined to put back in the bathroom. The other point is that I like the coziness of 3’ width. My current water closet is 3’x 6.5’ and I love it. Keep the posts coming!

First, the first plan needs a pantry. I'm surprised you didn't mention it. Second, How would I submit a plan for review?

Personally don’t love the loft but 100% just a preference.

What about switching the pantry and mud room? Then access through the garage isn’t through the kitchen. I like this plan a lot by the way.

Also shouldn’t close by itself when opened (unless it’s going out to the garage)

I've done two white kitchens. Next one is going to be white + wood. Still life the clean white but the wood warms up the kitchen too

What software should we use? My previous builder had a designer. I told him I will take 2 days off from work, and we can hammer out the floor plans. He says he doesn't work that way. Instead we exchange plan changes via email. It was a nightmare. I send a few changes to him. Two weeks later I received the changed and other changes I did not ask for. More weeks went by as I wanted to know who requested the changes. It was the designer. After several months, the floor plan represented the play she wanted to live in and expected me to pay for it. In the end I fired the builder.

Great quick hits on some cost saving tips. Would love a comprehensive guide on everything you can do to value engineer a home (foundation as square as possible, LVP vs tile, simple roof lines, plumbing near other plumbing, etc). Could almost write a book on just this alone
