What is the location? My parents live in Port St. John at Sunrise Landing. Other than Panther Ridge I didn't notice anything going on my last trip there in the fall? They've already looked into Panther Ridge. I've been there. No view but US 1. This looks as if it's closer to the river?

to think i could have lived here, my sister moved from england in 1963 and settled first in cocoa beach and then merritt island she asked me to join her in 1979 so applied to emigrate and passed everything and got my greencard after sponsorship had a job to start but never bothered taking upthe offer and remained in england, did i make a mistake i guess i`ll never know

We will be looking to move/retire from MN to the space coast area in 3-4 years. Love the Cocoa Beach area. Dream has been a beachfront condo for many years, but now the explosion of HOA fees has taken that off the table. I keep looking for single family homes on Merritt Island, Melbourne, etc.

I am 58 & rebuilding my life after personal & financial loss. I work remotely so I can literally pick up and move. I am planning my move to the space coast in 6 months from PNW. I lived in FL decades ago and loved it. Considering Merritt Island. Want to rent to build up equity then buy a small condo or home.

Found your channel & thank you so much for all the knowledge you're providing. Do you know how these restrictions apply if someone were to do rental arbitrage, and the home is within the area of cocoa beach that allows for STR's but a permit is required?

I needed this video! I have lived in Florida before but on the gulf side…. My best friend I grew up with in Oregon lives in Melbourne. While the beaches aren’t nearly as nice as the gulf side. I absolutely loved Melbourne

Lived in Portland and on the West Coast most of my life so I was pretty snobby about the food and how good things are especially Portland. I was blown away by the food in Melbourne and Florida in general. There are so many fantastic places, especially the Cuban food.

That’s my biggest knock on Fla in general coming from the West Coast. They’re so little walk ability and most of the towns and cities and I’m not even sure there is any public transportation at all.

My wife have lived in the suburbs of Boston all our lives and we hate the cold. Our daughter is going to graduate college this year and we are looking for a warm place to live, work and have fun. I have a friend and colleague who has retired down here in Melbourne and we are talking back and fourth about what it's like down there. We hope to take a trip down soon. This was a great video and we hope that you may be able to steer us in the right direction down the road.. Thank you. Doug

I love your comments about “don’t listen to the haters” who are actually transplants themselves. I’ve live in many different states that are popular, “move to” destinations and I hear the same thing from those people. I will say, tune out what you hear and follow your heart.

A favorite of mine in Melbourne is Hemingway’s Tavern. It has an upscale atmosphere and great food.

Seriously, don't move to Merritt Island. It's overcrowded, and we don't want you here.

Here is an update..2024. DO NOT move to Melbourne FL unless you work at Harris, Grumman, Collins, Blue Origin or KSC. Otherwise the pay is sh!ty and the average house is $500k. Anything below that and you are in a trailer home. Most people here work in retail and they work 2 jobs. The police make $21hr, there are no city jobs. The traffic is horrible b/c the city is so old and underdeveloped. The downtown looks like the 1940’s and they classified it as a historic district so you can’t modernize it. If you have money and enjoy the beach you’ll love it. Otherwise you’ve been warned!

Do you know who the builder is?

My wife and I are originally for the Orlando area and we bought a house in ky 10 years ago but we just got back from renting a Airbnb in cocoa beach for almost a week and now we’re thinking of selling our home up here and moving back down to cocoa and possibly trying two get at least one, maybe two other houses to set up for short term rentals. Do you have any advice for that type of situation? I know it will be two different loan types because one is for our personal home and the others for business.

What do you think is happening to downtown Melbourne lately everything is closing down and it’s such a nice place with great potential and it seems unsafe at night with all the sketchy people walking around I’ve had several confrontations with them over the last couple of years and I’m from Baltimore city and it’s really bad there so I was surprised to see it turning into a less attractive place pre covid it was alive full of shopping dining and just a great place to walk around there’s even a drug rehab facility there now right in the heart of downtown and the patients are wandering around bumming money or down right harassing people . I don’t know if it’s the massive spike in rent for storefronts or transients causing the problems because it was never like that before and I’ve been coming here since I was I kid ln the 90s and nowhere else is experiencing this decline in all of Melbourne .
