      Thanks for watching and commenting. We see that after the storms, buying activity increases, with buyers looking to be more inland. There are a lot of options throughout SWFL. We highlighted our community, but there are a lot of options inland throughout SWFL covering many different price points. Unfortunately, nothing in FL is inexpensive. We recently showed many properties in Alva and N. Ft. Myers, which are lower price points, as well as parts of Punta Gorda and Golden Gate in Naples.

    Real wood is the only way to go! And don't believe the marketing propaganda from the engineered wood people that their product is better for the humidity in Florida. Wood is totally fine in the humidity of Florida. That's why all the rich people have it in their homes! Yet us mere plebs are supposed to settle for engineered hardwood. Nope! A wood floor is so much cheaper over time. It will literally last minimum 100 years. I've even seen so many historic homes with real wood floors that have experience flooding, and the wood floors are totally fine.

All the idiots who didn't see 2008 coming are predicting that the housing market will rebound. But all of the Austrian economists who predicted 2008 are predicting a massive crash. Serious facepalm. I'm going with the guys that got it right last time! Do not buy a house anytime soon people!

      We don't sell fear. One of three things is going to happen. You could be right, I could be right, or somewhere between us will be the outcome. Already, the odds aren't in your favor. Most people aren't trying to time the market buying a home or lifestyle. In fact, those who try to time often do it incorrectly. Data supports this tremendously. Ask the folks who decided to sit out the COVID years. They have been priced out since they didn't ride the appreciation and gain tremendous equity. I do appreciate the comment, as no one really knows. The saber-rattling going on now in the Middle East could turn into a much more significant escalation. The next virus could take us down, or a meteor could hit. I choose to Live Joy and hope others do to. Season is approaching, the election will be over in a month and interest rates are declining, all good things for housing in SWFL. You don't sound like a buyer in this market, and that is OK.

The Austrian School of economics has predicted every single downturn without exception for the past century. They have never been wrong. And they predicted with great accuracy and time specificity the last market crash and the last housing crash. So I took all of my money out of The stock market before the 2008 crash and I sold my house. And thank God I did because they were right yet again. And I vowed that if they were right on that one that I would always listen to them in the future. And they have made me so much money. But more importantly they have prevented me from losing all the money that everybody else lost. Meanwhile the US system follows only Keynesian economics. And the keynesians have successfully predicted everything wrong for 100 years. So if you want to know how to save your hide, study The Austrian School of economics! You can't lose.

    It’s hard for existing home sellers to compete with Builders, deal wise and condition wise

      @johnkatrich2954, you may be right, but sellers have more control than they know. A lot of the new construction may be east of where someone wants to be. It's somewhat counterintuitive, but the sellers are in control, except for maybe mortgage rates. They can improve, repair, declutter, and clean like crazy to make their home show exceptionally well. It's a lot of work, and not all sellers want to take it on. They can give back some of the appreciation they gained over the past few years. We saw an unusually high amount of appreciation in SWFL. The market is correcting for that now. While no seller likes to give it up, the market is speaking, and we should listen. Sellers can also use a rate buy-down vs. a price concession to help financed buyers. Sellers can offer a home warranty and should if new construction is a key competitor... There are many things a seller can do, and it's well within their control to sell their home. But, the truth is, sellers likely won't like what they will hear. We speak the truth on our team and occasionally lose listings for it. It's a value of ours, however, to share what we know to help inform buyers and sellers when making their real estate decisions.

      Great questions, and thanks for watching 😊 Yes, you must sign an agreement before a realtor can show you any homes. It spells out the compensation terms that are agreed to. Any fees will be disclosed in those agreements. Everything is negotiable, as it always has been, but you will have more conversations upfront, so there is more transparency. We can't speak for all agents, but in our experience, most agents would not have a fee for not finding the right home. However, all fees will be clearly spelled out in the agreement you review and sign.

      This is a short from a longer video, you should check it out. We refer to a homeowner who repeatedly posted about roof leaks in their Facebook community group, which is not connected to the builder. We encourage working with the builder to correct this. I just wanted to inform you that keeping your mouth shut is not the advice shared. In this case, the homeowner listed their house for sale a few years later and, on the property disclosure, said there were no known prior roof leaks. You can imagine how that went over when the buyer in the contract found their old posts in the Facebook Group. Lawsuit, extra warranty for roof, home warranty, further discount at closing...     I’ve toured some finished models. The interior of these homes makes it look like they were built in 2005. Cheap Cheap there profit margin must be huge. Enjoy your floods in the cove! lol

The community did not flood during Ian or Idalia, while most of the area around it did. The homes offer a more attractive price point than many homes in the area which many will find attractive as the location is central to many residents lifestyle.

      Yes, they will continue to come. Most of our area is beyond the storm surge, not in a flood zone, and the new building codes have hardened the homes. We are in a tropical climate and susceptible to the summer storms. There is advanced warning and time to prepare for these storms. That is unlike many other weather events occurring throughout the country. We believe data helps tell a story about buyers. Is the market slower, of course. Inventory is up, but rates are already falling, with a point reduction now expected in the remainder of 2024. Sellers are making deals and negotiating repairs. That is good for a buyer, which we've highlighted in the video. In the past 7 days, 661 homes have sold in our market, and 631 have gone pending. We appreciate the view and comment.

    Stop giving bad advice. Now is not the time to buy anything. Homes are way overpriced and rates still suck. Insurance is riiculous and god forbid you buy a property with a HOA.

      We had many buyers decide to wait when Covid hit. Many of those buyers are now priced out of the market. Florida isn't for everyone. We can help you sell too. We subscribe to the thinking that it is tough to time the market. Most advisors advise against trying to time markets. If you want to be somewhere long-term, trying to time the market may not work in your favor. Real Estate has proven to be one of the best tools to build wealth, and we all need a place to live. A quote we like says, "It's better to buy and wait than to wait to buy real estate." I think evidence helps with doubt. In the past 7 days, 661 listings have sold, 631 have gone pending and there were 1,147 price reductions. Add in falling rates finally, higher inventory and sellers making deals. We believe this could be a good time to buy. Is insurance a problem? Yes. HOAs aren't for everyone; there are many properties not in an HOA.     If people can, maybe they should just stay in their original starter home. There may be big reasons they can't. In my life I've seen retirees that have been able to stay in their homes right to the end, and I've seen retirees renting because they kept buying more expensive homes. Good luck to us all.
