Only 2 channel slider windows and panes all over the flat, no slider for fitting mosquito mesh and no space left to add an additional slider channel even at your own expense. This was absolutely unnecessary cost cutting by big brand like SP. PoP/gypsum, whatever it is on the wall, is of inferior quality. Flat size itself is little less than promised but it is within 3% deviation agreement contract so can't claim refund. On the positive side, possession was almost 1yr before the RERA deadline, which is an extremely good thing in the current scenario of real estate delays. However no amenities are ready yet.

"A promise is a promise" is what SP group claimed and when it comes to delivery they could not even manage to grow a few palm trees. They don't even consider themselves accountable for this, especially when they prominently featured this in their prospectus. Citing infertile soil as an excuse is simply unacceptable. Given the presence of fully grown palm trees in and around the area (BPTP, Oyster Grande) this is just an excuse. Palm trees can even be managed inside large planters, but they have their own reasons. Add to it, in the amenities list number 14 they have promised a palm garden....

Better to stay away. No confirm news about possesion. CRM team is absolutely worthless. Not a single amenity is complete till date and they have started giving pissesion for two towers, that too for limited flat owners ! Its an perfect example of wrong commitment and total mismanagement. Better look for other options.

It’s been a horifying experience on management front from Shapoorjee Pallonji RM and sales team. They had agreed to provide a possession in June for Tower 18 and now they are saying that it will be delayed till October but even for October they are not ready to commit. Also they have started possession for Tower 2(only 30 flats) instead of Tower 1 without specifying any valid reason. Also they are not ready to show the actual flats which are ready in Tower 1&2 to other Tower owners giving some bullshit excuses but same can be seen if someone coming as a new customer(lead to purchase flat). On top of all these miss management they have doubled the maintenance costs of each flat unknowingly. This is such a big big issue and they have not consider the economic burden customer will face with this unexpected increase in maintenance amount. I am very disappointed with the way Sale and management team are handling existing customers. I will not recommend anyone to buy flats here and fall in their trap.

Joyville Hadapsar Annex. The possession has been delayed by 6 months, and the maintenance charges have doubled. Initially, for the 2BHK Grand, the maintenance cost was 1.22 lakh, which has now increased to 2.4 lakh. So many false commitment given by @shapoorji pallonji builder

Very bad experience for possession. Increasing date everytime we ask. Now they are also asking 1.8lakhs extra maintenance amount more than what was agreed before. Please do not buy here.
