I would like to see a Chart of Accounts, Depreciation Schedule on Equipment (Considering lease on property), Breakdown on Labor, and a monthly balance sheet showing percentages as you have displayed here. Also, unrelated is your POV on creating an LLC or going Sole Proprietorship for a franchise.

In my experience, co-tenancy would be under physical characteristics, demographics is how one could measure a trade area. I'd say: 1.) Physical Site Characteristics of the Real Estate - Access, Vis, Type, Co-tenants, Parking, etc 2.) Trade Area makeup (which could be measured by demographics) 3.) Operational Impact Variables - Competition, brand Strength/Awareness, Staffing challeges, etc
