Three weeks into renovation, we got some issues but made alot of progress
It has been a little over three weeks since we started our renovation. We have floors installed, baseboard installed, cabinents installed, most bathroom and lighting fixtures. We ran into a couple issues with appliances, subfloor leveling.
Its crunch time and gonna be a rush to finish this project.

Sure, for the Seal Krete expoxy paint it was 100$ for 2 one gallon can, 20$ for the chips to sprinkle on and maybe 20$ in paint supplies. I would say 150$ to do the garage and patio areas.

You got off easy, when i trash a rental i take a bat to the toilet, punch holes in the walls, pour bleach on the carpet, break windows. I don't play. Get out the mop bucket, clean, haul the garbage out, and you'll be good to go. If you would have done routine property inspections you could have avoided this.

@@jburt552 based on what? There is a lot of junk left behind and the place is very dirty. Thats several thousand probably to clean up. Much less than a typical landlord policy deductible. And no insurance is going to pay for repainting. Its a routine landlord expense. But in terms of actual damage there doesn't appear to be that much from the video. I've had to clean up after several tenancies that ended with units looking like this. Never even tried to file a claim because it would be pointless. Just raise the rent to market for the next person. The only claim I HAVE ever filed was for a fire caused by a tenant who left a pot cooking and went to work. The pot boiled down and caught fire. Damage was minimal but it smoked out the whole unit, wrecked the range, and scorched the cabinets and fridge. That claim ended up being for about $5000 of which after deductible and other insurance nonsense I got about two thousand reimbursed. The best defense landlords have against tenants who do stuff like this is good screening and background checks. The more people who try to pull stuff like this video the harder and more expensive it will be for anybody to rent.

Use to have a Facebook friend that lived in California with her husband & kids (she's a native of Cambodia, Naturalized US Citizen) and they had property they rented to tenants. I recall she posted on her FB the problems in receiving the rent money owed by these tenants and the stonewalling by them. When they finally legally evicted them after issuing numerous legal notices of evictions, the tenants finally left but the place was a unbelievably horrific mess. Rotting food (that attracted maggots) and other stuff all over the place and piles of trash knee deep as well as damaged/broken furniture and furnishings everywhere. So bad that my friend and her husband had to hire hazmat to clean out the place. They then quit the rental business and moved to the eastern part of the USA to restart their life there, never getting back into the rental business.

    • @lifescribbs9219

I think it is quite the opposite. They would like to use a lot more criteria to weed the bad ones out, but much of the information they could acquire is illegal to use. They pretty much have to go by the credit report, and maybe by contacting the last landlord. But lots of previous landlords don't want to tell the truth because they don't want face legal issues.

As a person who rented a home for many years we prefer that we have respectful tenants who pay their rent. We had a mortgage to pay so I have no idea where you get the idea anyone would rent to anyone.
