    We have been going to a 55+ RV high end resort. We try to get out of the Michigan winters. It looks and sounds very similar to what you are describing here except plug in RV’s. It even looks the same. One of the big things I noticed is it can be very cliquey-like back in high school. Not a fan of getting embroiled in that childish nonsense. After going now a few times we’ve decided (after thinking we wanted to buy a home in one of these communities), nope. For that reason, and some of the reasons you’ve listed, we will not be buying in a 55+ community. There certainly are advantages to living in a place like this, I know it was what kept my mother alive (she lived her retirement years in a 55+ place). It’s just not for us.

    A little bit of both. Not much diversity as in mostly old white people. Also everyone goes to bed early. And a lot of weirdness like people pushing their dogs in a baby carriage. The neighborhoods are way too quiet as in not many out and about.

    Jon, Just because the reasons behind the rise in values and then the drop are different, does not mean a crash/adjustment is not coming. When the median/avg income cannot support the overinflated values, eventually the prices have to drop. In Lakewood Ranch, houses that were $400k in 2019 are now listed at $1M (Thats not normal nor sustainable). Yeah cash buyers are coming here, buying the house cash, but they are now realizing insurance is doubling, taxes are being assessed at the price THEY paid, not the previous owners, so all of a sudden they realize they are paying more in taxes and insurance than where they came from. There is not an infinite amount of out of state cash buyers, soon that will run out and the inventory will really explode. Not even mentioning the foreclosures that are building up or if the economy does in fact tank into a recession.

    2008 ... nah not even close. Higher inventory sure, but prices aren't going back to pre-Covid. So many cash buyers ( not just boomers) who have sold properties up north with equity still moving south for years to come. Also huge influx of working and surprisingly well-paid immigrant families pooling incomes. Entirely different dynamic.

    Right now is the worst time in US history to buy a home from a affordability stand point. While 2008 was worse is some instances. Now is also much worse than 2008 (or any other time) in others such as: home insurance cost, HOA fees, new condo state regs, the US condo Blacklist etc.

    Same thing that's happened to the Florida real estate market. Florida is falling apart, more and more, in every demographic.

    Thanks for the video. I agree this is neither a buyer nor seller market. there is no significant or wide spread catalyst to force selling like in 2008 with the subprime lending and variable rate resets. A recent report also sights 78% of all US mortgages are at 4% or lower, so selling primary residences is less motivating. On the buyer side we have an affordability problem. Interest rates do contribute but they are not the main issue. The main issue is easily visualized if your just look at historical trends for home prices. You will see a significant home price increases starting in 2021 which are totally out of alignment with the historical trends. When doing comparisons you need to view data at least back to 2015. The NAR has even stated home prices increased nationwide by 40% between 2020 and 2022. This increase is totally artificial and can be easily proven by reviewing the sales history of most of the property currently listed. Spoiler alert, just look at the 2020-2021 sales info which is where most of the "bubble" increase occur. Also look to see if there are any significant improvements (adding additional livable square footage, adding luxury pool and spa) that would justify some of the increase. Roof and HVAC replacements are considered maintenance not improvements so they just avoid price decreases if not done on older homes. In the end, rates may come down in the short term resulting in some increase in sales but only for those that really need to move. The real market correction will only occur when the home prices recede back to the historical trend line, which in the Florida market is about another 25%-30%. New home builds are starting slow as both permits and new build starts are trending downward, Architects are also communicating significant drops in billable services, and public traded builders are reporting significant decreases in revenues for the rest of 2024 into the first half of 2025. All of this points to a slow, flat, and painful 18-24 months in the real estate market. As a potential buyer, I am and recommend other to find other investment vehicles (ie 12 month CDs) to hold your cash (down payments or cash offering) until the home prices reach affordable levels. Worst case is you are earning some extra money.

    While you are correct with the amount of information you have provided and I am many others are thankful that you are clarifying it for the masses, it's still overwhelming for those that can't weather the storm. Some people can't homestead for a specific reason or two. It could be they have a homestead in another state and bought this property to possibly retire in the next 5 to 10 years, the fear of COVID made them run here, they currently work or own a business in another state, kids are in college in another state and as mandatory by that institution they have be located in that state, medical reasons and medical treatments for care mean they must reside in a specific state, was given this home in a will or an estate, etc... we can't give a free pass for the ballooning of these taxes no matter the infrastructure investment made from farm land to livability. This state has frequently misused and mispent on projects over the years such as paying for DeSantis Book Tour, failed run for the Presidency, his need to help Texas and flying-busing immigrants to Sanctuary Cities. Florida has seen such a dramatic increase. This spike has no cap and we are surpassing the state of California in costs to live very soon and they too have infrastructure costs. We already passed Texas.

    Hello. We live in Texas but are interested in buying in Florida's west coast somewhere. Our reason for this email is to ask about summertime climate. We know it is hot and humid. But we do not know how far inland we can live to have some degree of favorable climate. I guess onshore and offshore breezes are a factor. So can you say around how miles inland can people live in the summer months in some degree of outside comfort? We know on the beach is best but we cannot afford million dollar homes. We are thinking Sarasota to Brandon areas. Could you provide your opinion please? As a simple statement living in South Texas, it is miserable in the summer months with temperatures routinely above 100F and humidity in the 80s and 90s.     Is there always a lot premium added on to the base house price? I don’t see this much in GA, the lot is included in home price.

      John, if it is a "spec" home the lot is included, if you are starting from the ground up with a builder the lot is normally not included.

    Property tax CAN surely go up more than 3% a year. The govt. can change the millage rate anytime they want. Michael Bordonaro's (real estate blogger in Miami) tax went up 13% last year alone.

      More than 3% only if the value of your property also goes up more than 3% like Bordenaro’s did.

    I'd like to love to Florida, but ain't gonna happen until property tax, home insurance mess is fixed. (C'mon Ron, you wanna run for president, solve these problems first), and home prices drop by minimum 30%. The GREED with home prices is a joke. I see listings with prices up on the same home 50% more than 3 years ago, and there a re a lot worse examples, I'm sure. GREED!

    Politicians ruining life for all of us. So you like the government, huh? Think they're there for our good? Vote for big government? Don't be a fool. Less government is necessarty, so stop voting and pushing for all these "services" you should be taking care of yourself. You want welfare, community centers, youth sport, school meals, money for illegals etc. etc.? Have fun paying for it.

    I bought my house off from Tallevast Road in 1995. Lockwood Ridge Road was at that time a one lane dust road North of University Parkway. In 2002 things changed more and more. In 95 the property tax was $ 490, in 2005 it was $ 11.300 ... I moved away from Sarasota in 2010.

    So ignore whatever the current homeowner is paying. Do the math based on Sales price and tax rate and that should be the high end of what you pay. (assessments are usually a little below sales price)

    You said that if a person can get a Florida driver lic. they can homestead, that isn't necessarily true, the Florida home MUST BE YOUR PRIMARY HOME. And I can tell you from people that I KNOW that tried to scam that system when Florida found out they truly were NOT Florida residents, and they PAID SOME HEFTY FINES, AND COURT DATES LAWYERS, ETC. DON'T SCAM THE SYSTEM. These folks really thought they should have been cleared of wrong doing. Needless to say that didn't happen. I just laughed at them. IF YOU CANNOT READ, YOU PROBABLY DON'T NEED TO BE BUYING ANYTHING OR FILING ANYTHING THAT IS A LEGAL BINDING DOCUMENT. Sorry, but I do NOT feel sorry for folks, it is an INFORMATION highway out there. When all ese fails, pay an Attorney to help make sure you understand things, and TAKE NOTES
