Haha! Yes. That's a goofy one. We see that when the week crosses over from one month to the next. Listing agreement usually expire at the end of the month. So, we go from our usual 25-40 expirations per week to 150 at the end of the month.

I've been tracking the Mount Tabor neighborhood as it's our target. The ones that I like are all getting bid up by 50-100k. Ouch
I’m not surprised. We’ve been seeing more and more in that in the past 5 weeks. The number of new pending this past week was up about 40% over last year at this time.

There's a fairly level area where the previous house stood. It's a much more gradual slope than what you see up on Council Crest. The city made the previous owner do some stabilization work. Shoot me an email, and I'll send you the reports that I have in hand.

No banks are writing home loans. This is a large problem that does not get acknowledged
I haven't encountered that problem yet. My experience has bee that banks (underwriters) are certainly more careful than they were during our recent frenzy market, and they tend not to stray "outside of the box", but we're still seeing that about 76% of the sales in the metro area closing with loans.

Good work as usual but would appreciate, in the future, including the percent of cash sales.
That's an easy one for me to calculate. So far in June, 23.2% of the sales were all cash. In 2023, cash deals were 22.8% of all sales. 2022 was only 17.3% (rates were lower). In 2021 (when money was REALLY cheap), cash deals made up only about 16.6% of the sales.

You bet! Last week 20.3% of the sales were all cash. That's inline with what we saw for the month of March, when 21.6% of the transactions were cash deals.

The yield on the 10-year treasury ended up 14 basis points lower at the end of the day, and I did see the 30-year fixed mortgage advertised for 6.5%. We'll see if this trend continues.
