    Nice house but $1M is a bit insane to even think of. For that price you could easily get a NW Estate resale. Mahogany is nice but not 1M worth.

It really comes down to personal priorities-some prefer new builds in vibrant communities like Mahogany, while others find value in established areas. Both options have their perks!     1milliim dollars for a house in a farmers field?!?!? This is what is wrong with the world. It’s a nice house but it’s not on an ocean view. I live 5 minutes from here and trust me there is nothing out there but grasshoppers . The commute to work would be a nightmare especially in the winter. Greedy, unscrupulous developers ganging up with banks and investors to screw people. 1 million dollars?!?!?

      Hey, I hear you! A million dollars for a house out here can definitely seem wild at first glance. But here’s the thing-this area’s developing fast, and it’s not just about what’s here now but what’s coming soon. Schools, parks, and more infrastructure are in the works, which is why a lot of people are betting on it now. As for the commute, yeah, winters can be rough. No denying that. But for a lot of families, the trade-off is worth it for the space and growing community vibes. I'm in full agreement that home prices everywhere are feeling crazy. Even as an agent, these are always tough conversations I have with my clients. Appreciate the feedback!

      You nailed it in the head! That's probably one of my biggest head scratchers when it comes to some of these layouts. One thing I've learned a ton about over the last year is maximizing profitability. This is something that starts from the top, which is city approvals for new communities, all the way down to trades, who help finish off your home. So, the more time spent in R&D, the less time you have to release newer models as these communities advance in phases. There are some incredible medium sized builders who do spend that extra time doing it and you'll notice it as you watch the tours. Either way, I've got some fun homes coming up in October/November that you'll find exciting for design. Stay tuned!

      Thanks for watching! There’s a lot more than just the cost to build the home to consider when looking at the final price. Mahogany is one of the most expensive communities in Calgary and being in the last few phases, the cost of the lots are reflected on that. Price differences between Edmonton and Calgary are pretty drastic as well. Price adjusted and you’d be at the same price as well.

      It depends on the product you’re looking at along with the type of lots. This show home is priced at $1,000,000+ without a developed basement. NW communities have always been traditionally more expensive than the SE/SW new communities so definitely not surprised by Rockland Park. At the end of the day, prices have always been dependent on the market demand. Reduce the demand and prices automatically will correct.

      @@lifeincalgaryab Wait...Mahogany is not even close to the most expensive communities in Calgary. Bonavista is more expensive, lake community. Anything around the core is more expensive and most communities in the west (Aspen woods, etc) are more expensive.

      @@lifeincalgaryab Calgary demand is not what it once was. Inventory up 40% compared to last year. Sales down 20% comparatively. Those Ontarian's are not getting the price their hoping for, just have a look at prices there now. Also foreclosures are up 260% in Ontario. Big correction coming for Calgary. This is only the beginning.

    Awesome video Maulin! I think you have by far one of the best virtual presentations of new/pre-owned house. I highly recommend using a goPro 10 with a 4K/60fps/superwide mode 😎 like what I used in my videos in cars!

    Great job on your consistency Maulin! Your showhomes videos is one of its kinds in Calgary. However, you need to aim for 4k or ultra HD quality. The standard resolution is not doing justice to your videos as it should be.
