Honeslty I couldn't tell you, If I had to guess...... I am not guessing. Either way they lean, its a beautiful city and everyone I have met there have been kind and courteous and proud if their neighborhood. It's clean, charming and quite.
@@ShaneJudge Ah, ok. Thanks for the speedy reply. I'm a very liberal artist who used to live in Henderson, am presently in LA and considering retiring in BC someday. I've stayed there from time-to-time and find it charming but didn't interact with many locals. I'd like to move someplace where people share my values. I know I'd be fine in Vegas but I've heard rumors that BC people can be on the conservative side. So my investigation continues.
@@angellacanfora I have seen some shops that cater towards artist and some that are very eccentric not sure what that says, but I am sure the city would love to have another artist. I love art, what kind of art do you do? and is there anywhere I can check out some of your work?
We dont have the water for any more expansion. And personally speaking , i moved here, like most, to get away from crowded cities ,burbs department stores , crime and cops

I would suggest before you present information about Pahrump...you actually check your facts. You made MANY mistakes. You are making yourself look uninformed and frankly rediculous.

This guy is funny. I have lived in Pahrump for 12 years. Population is 55,000 - 65,000, the spaceport is nowhere near groundbreaking, Desert View Hospital is a triage facility - aprox. 20 beds and minimal services, the schools are not great, you can 'shop' every store in Pahrump in 1 day (no Lowes) and probably have to go to Vegas to complete your shopping list, we have 2 restaurants that might eek by as 'fine' dining, and jobs are scarce. He did a very nice job describing the racetrack.

Home Depot not Lowe’s same same but different. Pahrump is a city located in Inyo County and Nye County Nevada. Pahrump has a 2024 population of 49,191. Pahrump is currently growing at a rate of 4.77% annually and its population has increased by 28.13% since the most recent census, which recorded a population of 38,390 in 2020.

I find it odd your comment is so preturbed… I wonder if the video cover got you to click in, what your first reaction was to “not for everyone”… the big idea in the making of this seems to be that Pahrump is quite small - (How are we absolutely sure your estimate of 5-15k more people is any better off than the web search stat?) … I wonder if you like the population small and don’t like a video promoting that as Las Vegas grows in the next decade, so will Pahrump. Were you personally able to purchase a home for a good price in Pahrump? I had family live in Pahrump for quite a while and my aunt did work in Vegas but I think everyone knows about Nevada school statistics. Perhaps a smaller school community makes for a closer and more kind hearted one. We know Nevada schools suffer from low funding everywhere here… mostly I’m just confused why you were upset there isn’t much to shop there and upset he’s intrigued to read up on everything he can find about Pahrump for anyone who might be looking, to relocate at a reachable price. This video is more of a projection into the future as a tool for future clients don’t you think, Sassy?
The Space Port will DESTROY property value, How do you figure rockets taking off shaking your house, cracking the walls..will benefit Pahrump??
Hmmm 🤔 that’s one way to look at it. Then again do you know how long the stretch of land is between spring mountain and pahrump? (It will be built in Clark county side) with all projects involving air resources they do noise studies, air studies, environmental studies, and a whole host of other diligences. I’m not sure how the noise will affect both pahrump and spring mountain, only time will tell how that plays out. What I can tell you, is property around Harry Reid international is highly sought after, so is property around Henderson executive airport. So if I had to go off those statistics I’d say that it would have a positive effect on property value. But then again what do I know I just help people buy, sell and invest every day. Also this will be the first airport of its kind, so we’ll see.
@@ShaneJudge Just because you buy, sell and invest doesn't make you a Geologist or a Seismologist, I'm sure you want it built, it will increase your commission as you hope property values go up. Build it over near Nellis, I'm sure there is plenty of desert out that way and the people of Vegas can deal with the noise as they are the people who want it in the first place. You as a resident of Pahrump should be a little more concerned about how it affects your life rather than your wallet.
Definitely not any of those things you mention, never said I was, just letting you know some of the due diligences that go into a project like this. nothing to do with my commissions or wallet, by the time this thing gets done, I’ll probably be retired. And like i said we’ll see how it plays out, not sure where your hostility is coming from, sounds like you’ve had some bad experiences with some of my profession, but no matter what wishing you all the blessings one deserves. @@thewrightstuff6174 I did my research, but there were a few mix-ups-like mentioning Lowe's instead of Home Depot, and saying Blue Mountain Road instead of Blue Diamond Road, and incorrectly stating a population of 45,000 instead of 4,500. The text in the video does pop up to correct that error, but I totally get how it could be challenging to read and listen at the same time. I appreciate the feedback; I wouldn’t consider it 'heat'-just people being observant, which is great! Honestly, I might leave more of these minor errors in my videos. It’s sparking more engagement than when I’m always spot-on.

Pahrump is really going to bloom in the next decade though...might be worth the few things to tolerate while everything develops as I can already see it will. So much land, so much opportunity, so close to Vegas fun!

To qicstar They are everywhere but mostly in the newest areas where construction is more prevalent and e especially in the desert. They live under rocks, piles of anything and that will give them shelter. And sometimes can be found inside buildings.
Im. 76, Born and raised here in vegas and spent my whole like here. Owened at least 8 houses and have never seen a termite. Have never talked to anyone who has.
We don’t do termite inspection unless it’s a VA loan, I’ve never seen a termite either, but apparently we have them somewhere in Nevada.
Pros: It has remained a majority "XXXXX" community so therefore it's still safe, clean and a nice place to live but it's certainly not impressive telling someone you live there....I just live there because I got a typical 1990's American West McMansion for 675k.

Definitley not here to impress anyone, just 100% keeping it real, but if I wanted to impress someone I would just tell them what I do to give back to the community, but unfortunatley that would only impress the enlightened poeple who understand what's most important in life. That's awesome, you purchased in 1990 and got yourself a McMansion, probably worth a couple M's at least now. So being here for that long, what community would you want to live in if $$$$ wasn't an issue?

I’ve honestly never seen a scorpion of any size in the Downtown/Arts District area. They usually prefer palm trees and wide open areas for nesting and their food source. Cockroaches, on the other hand, are pretty common in any major metropolis, so you get the idea. I haven’t seen many spiders downtown either, but I’m sure they’re around, just less frequent. I’ll definitely add a video on the live, work, play areas of Las Vegas and Henderson to my list - that’ll be the next one I’m making. Thanks for the feedback and questions, really appreciate it!

what about assessments and other hidden fees?
@@willbmcl not quite sure what you mean about assessments? Kindly clarify. All fee’s must be disclosed before purchasing a property. Such as HOA, taxes, insurance, utilities, parking fees, valet fees. Usually most these fees will be in the HOA price and declared in HOA resale package. Special assessments may be what you’re speaking of for occasional major repairs, but again they must be disclosed during the due diligence process, and your agent should present these before putting an offer in or even looking at the property.
@@ShaneJudge look at what is happening to condos in florida. owners are getting hit with $100k to, some some cases $400k assessment fees. this is the reason that i am not moving to florida.

Good video but I think your statement about someone making 65kish a year saving over 3k a year in state income tax is incorrect. I read an article recently - and I did the numbers myself as well as it pertains to me - someone making 95kish a year in Cali would only save 2.5k a year in no state income tax if their salary was the same in Nevada. The no state income tax argument is more nuanced than what it seems on the surface. For example, if you are considering Vegas for a short-term stay - say 5 years - but the moving cost is expensive then you aren’t actually saving in the long run. Plus, car insurance can be quite high near the strip if that is your thing.
This is awesome I appreciate the feedback, correction and perspective, are you a CPA? Im not sure how you got those numbers: California has one of the highest state income taxes in the country, with a progressive tax rate that can go up to 13.3% for high-income earners. I’m not a tax professional, i was just reiterating what one tax professional quoted me at the time I inquired to make this video. But if you want to get more in depth on tax saving if one made the move, and or how nuanced the savings may be, factor in the rest of the tax benefits Nevada has compare to California here’s a list of benefits: 🚫 No corporate income tax in Nevada.(8.84% +additional franchise tax) 🚫 No inheritance or estate tax in Nevada. 🏠 Lower property taxes in Nevada.(around 1% of assessed value, have a video coming up on the formula to get exact property taxes) 🛍️ Lower sales tax rates in Nevada. 🚫 No franchise tax in Nevada.(minimum of $800 annually) 💼 Fewer regulatory fees and lower compliance costs in Nevada. I love the feed back, and I love California as well. Just not the tax part of it.

I fw this dude! What part of Vegas you from? I’m from Chicago! Thought about a change and relocating. I come from tech + travel sales. But I learnt that Vegas don’t have the tech industry and crazy amount of startups like Chicago do. I know y’all say Vegas is “growing”, but I still feel the tech industry and the salary to match is still far behind real tech hubs. Thought about real estate, but idk - seems like hella agents there to compete with
I just looked up technology jobs in Las Vegas and there are over 500+ on indeed.com. So I'm not sure what chicago is looking like, but I would say there's plenty out here, pluse with our tax structures we are seeing more and more relocate headquarters here in LV. I wouldn't get into RE unless you want to be a "starving" artist for a couple years, it's about trust and providing value to your clients, and in order to do that you must know your product, and have a strong supporting network, which is the city itself and companies and people in it that coincide with realestate. I have been here 5 years and I am still learning new things about my city. There are a lot of agent's in all cities, they are not all created equal though. @@ShaneJudge Thanks for the reply bro! There are plenty of $80K+ jobs in Chicago, even at the entry level. The difficult part is finding the right company that will allow for remote performance so I can keep the Chicago salary and escape the exorbitant taxes here. So yeah, I will continue to comb through Indeed to see what hybrid or remote sales work Las Vegas has. It looks like you doing well in real estate, so that’s great! I was a leasing agent for 3 years before I got into b2b sales. I hope you keep doing more content and help us transplants out that are looking into Vegas. For me a walkable area that can be somewhat do-able without a car is a must!

Do any new construction builders offer a swimming pool upgrade? Doesn’t seem common unless you’re spending 7 figures.
You are correct, even if you are spending 7 figures majority of the builders do not want to take on additional liability that pools come with for new builds. What they do is refer you to their preferred partner that put the pool in the model homes. Usually when builders have a "landscape" upgrade package it's just soft scapping (turf, rocks, pavers, ect...) anything more they refer out to partnered companies.
@@ShaneJudge Thanks for the quick response. This makes me heavily lean towards a resale house with a pool. If I can’t roll it into a mortgage, the last thing I want to do after closing is drop 80k and deal with contractors. I’m out of state but planning my move in the next 1 year.
@@mike-uw6wt heard that, if you like new construction 🚧, there’s always something that comes up on the MLS a year or two after it’s built and they’ve installed pools. As well as model homes with pools that sell after the community is almost closed out. I believe that there are some loans that will tie improvements “pools” into the loan as well.
