I understand where you’re coming from, but the project isn’t dead. The original developer did pull out in 2019, but a new group, Sapphire Bay Land Holdings LLC, took over. While the fire at one of the apartment complexes caused delays, they’ve filed with insurance and are rebuilding. Timelines have shifted, but progress is still ongoing. I spoke directly with the main developer this year, and he assured me that the project is alive and moving forward. Also, it’s important to clarify that Sapphire Bay is not just apartments. There are 68 three-story lakefront homes built by KHOV Homes, priced originally in the $700K range but now valued at $900K within just one year - an impressive ROI of 28.5%. These homes, most of which are lakefront, sold out quickly, proving strong demand and confidence in this project. I get the skepticism - a project of this scale hasn’t been done in this area before, so it’s easy to doubt. That said, I don’t mislead my clients. I share the most accurate and up-to-date information available, and time will ultimately tell.

I understand your concern about the property taxes - they’re definitely steep at this price point compared to other states. However Rockwall county is 1.56% tax rate. That’s lower than most of DFW. This does have a MUD which puts it around 2%. That’s to ensure your neighborhood will look sparkling clean 20 years from now. It’s a trade off- money for nice things. And also, this is the highest-end neighborhood in the area, featuring a private golf course with a $25,000 membership fee. Think of it like Highland Park, Southlake, or Frisco - it’s where people with the means to afford $1M+ homes choose to invest. If they can afford homes at this price point, property taxes are usually just part of the lifestyle. That said, if this feels like too much, I’d recommend checking out my new video coming out this week on Perry Homes in Lavon, Texas. These homes start in the $490s and offer great pricing with A+ schools. Also, in Lavon, you can find homes starting in the mid-$200s - perfect for anyone looking for affordability without sacrificing quality. Fates population is only 12% of McKinneys. And home pricing is 22% less expensive in Fate. Both are great places to raise a family. Fate has a small town feel. McKinney feels busy. Both towns are around 30 miles away from Dallas. They are widening roads to DFW from Fate currently. So if you’re looking for a small town feel with lower pricing on homes- Fate might be a good choice. If you have more of a budget and would like to be in the mix- McKinney offers a lot of entertainment especially downtown area. Texas has some great deals. Don’t have to be a multi millionaire. But you do need to have at least $750k to spend. Let me know if I can represent you through the process!

@ we are looking to move to Dallas and looking for 5000+ sft properties, liked this model but turned off by lack of natural light. There is another grand homes model in Heath that has tons of windows and butterfly stairs.

Dallas is a big melting pot of all walks of life. It’s easier to save money on the outskirts of Dallas where home pricing is less. These spaces are also growing commercially as well. Which would be a good spot to open a business.

Thanks for the comment! Yes you can do it cheaper on your own piece of land further out. This is in a premier golf community on a lake with some major amenities and a social lifestyle. For those that desire a community on a daily basis, homes here can be the perfect fit. For those wishing to have their own plot and their own build, that’s another way to do it! There is no wrong way. Just the right way for you.
