@@annemirandilla9637 it’s all sand if you’re the first tenant. You need to get an NOC from DAMAC to install the artificial grass (NOC fee is 150 if I’m not mistaken) then get a landscaping contractor. It cost us between 1500 to 1800. Pero kung meron na before, you’re lucky.

Meron siya switch to turn on the exhaust fan. It’s located in the kitchen. You can also open your window and door if you’re cooking or add another exhaust. It depends on your needs.

Since I’m using electric appliances, everything included in my DEWA bill. There’s no chiller charges. Since it’s winter and we’re not using the air conditioner, on our first month, I paid Dhs 310. But I have a budget of Dhs1K for DEWA. Just make sure to check your water outlets for any water leakage. Yes, it’s for 3BHR townhouse/ villa.

@@harism2001 Yes, the gym is huge and operational in the center. It’s exclusive for residents. There’s a pool in the center as well. Some pools and parks are also opened in some community or zone aside from the center. You have a lot of options.

No. You will not have any space for side table. We have 160x200 ikea bed and 2 bedside tables 45x35
