Almost a month has passed since the formation of the new government in Amaravati.
People of Andhra have many expectations on Chandra Babu. According to the past experiences, Chandra Babu is recognized as a capable ruler. This is something that not only TDP but other parties and people agree on. Chandrababu Garu's stamp was clearly seen in the things going on when he assumed power.
The current coalition government has a solid majority in the state and at the centre. So there are many expectations. And will the development take place towards meeting these expectations?
Let's see how the ongoing development programs of the last month can be used for real estate development.
In the meeting with Nitin Gadkari, it is known that Chandra Babu mentioned 3 important points. They are:
Outer Ring Road : Outer Ring Road (ORR), a proposed 189 km expressway project around Amaravati. Its main objective is to improve connectivity and reduce traffic congestion in the region.
The outer ring road sanctioned by the central government in 2018 is very important for Amaravati and its construction has been restarted, he said. It is reported that the central government has responded positively to this and has agreed to bear the entire budget of around 20-25 thousand crores.
It will be a 6 lane green field bypass highway connecting Vijayawada, Guntur, Tenali etc.
The highway was designed with a width of 150 meters, 3 tunnels, 9 interchanges and 2 bridges over the Krishna river.
Connectivity: The ORR connects major expressways, national highways, state highways and Machilipatnam port.
This project will serve for regional development and better connectivity. Land acquisition, construction costs etc. will cost around Rs. Estimated cost of 20 to 25 thousand crores. The project is currently in the proposal stage.

Sangareddy is more than 50km from Hyderabad. Even Amaravati is just less than 20 km from Vijayawada. Prices are not cheap in Sangareddy. No wonder people are buying in Vijayawada/Amaravati now RRR is too big. After ORR and surrounding region, people would prefer investing in Amaravati ORR instead of considering the RRR.
Dont invest now. Wait upto five years. Then you decide.

Real estate boom is not development. Rigging prices, cartelization, TRS HMDA auction scams caused high prices. Its not genuine. Greedy builders and brokers should face losses for exploiting hard working common man who became slave of bank loans.

ORR, International terminal, Basic infra in Amaravati, BPCL in Bandar. These things will still be there even if Jagan comes in future. So firstly, it would be difficult to shift capital. Secondly, even if capital is shifted Amaravati capital region will become a big city with lots of Jobs due to these developments in the next 5 years

As per our research, the current resale value is around 12-15K, if you are getting it for 11K, then it is good price. Pl. evaluate the below before you invest: - Check the approach roads - Growth opportunities - Check legal validity (don't compromise on the lawyer expenses). - Waiting capability - How far from proposed RRR (it will make lot of difference). Dear Sripradhan, If you notice the demand-supply of the market dynamics. Generally, in real estate market, prices won't go down, it only stagnates or goes up. One exception to this is some strong government policy, like capital change in Andhra in 2019, that too they were back to regular prices, they didn't go below it. Some of the common steps, what will happen (based on history).: 1 Demand will be down 2. Small builders will give strong discounts (out of their profits, they don't cut the actual costs). 3. Large Builders will hold it for longer time, very meanial discounts. 4. More pressure, more discounts. But, pl. talk to small to medium builders and bid for strong discounts, it might help you, but, prices won't go down drastically. it is stagnated market only, which will comes back as soon the world is out of recession and other parameters.

Dear Mallikarjun, we strongly feel that, shadnagar has multiple advantages, it is good, but, be cautious on why you are buying it, for investment, yes, if you can hold for long time, I support buying there, but for residential, then watch for growth & employment opportunities in surrounding areas. RRR would be great advantage for Shadnagar, and rates will definitely multiply.

Hi shankar, based on our sources, it is just announced as part of the election campaign, it has to go through multiple processes, like budget allocation, contract bidding and identifying the contractor, then actual work. We are also hoping that it might start by the end of 2024 and complete in 2025.
