    You’re about to make the biggest mistake of your life. The best thing I ever did was leave Chicago, the worst thing I ever did was come BACK. Trust me, you do NOT want your life smack dab in the middle of two plus million violent people,this city is violent, always has been violent and always WILL be violent, STEER CLEAR OF HERE.The mayors couldn’t control it, the police can’t control it. You never ever want to live in a place where it gets cold and or snows because it causes problems, traffic jams,higher electric bills to keep warm, batteries freeze, pipes freeze and burst, locks freeze, in a cold climate you always have problems and it’s costs MORE to live a daily life. I’ve spent the better part of 53 years living here on all sides of the city, there is no good side.The property taxes are ridiculously high, they have a plastic bag tax, a bottled water tax. Violent ppl do violent things, the drivers are rageful, the city has red light cameras everywhere that turn you into their atm machine, I’am all for safety but this is about revenue. They have speed bumps here that don’t announce themself and they will DESTROY your car if you roll over them the wrong way. The crime here is beyond conversation, car jackings, gang shootings, robberies, porch packages theft, you name it and it goes on here constantly. You have long railroad crossings in areas that stop you from going places at different times. The weather changes every half an hour so there is no consistency outside of the summer months. It noisy, loud trucks, loud music, ambulances, fire engines, motorcycles, electromagnetic pollution from power lines and cell towers are everywhere so now your risk of cancer is doubled. Trust me, a city like Chicago is NOT where you want your life to end up. In my opinion there are only three reasons you should be here. Your auto insurance is definitely going to be higher since you have two plus million ppl around you at any given time, many are allergic to driving sober. Everywhere you move you’re in the way or someone is in your way, you’re swimming in people in every direction you move, it’s like living inside a crowded elevator everyday all day. Every year the politicians promise an answer to the crime epidemic to no avail, police chiefs and commissioners resign one after the other because each generation of ppl give birth to another generation of crime perpetrators. This place will never be right because anyone from anywhere can come here and have. Anytime you have a large area of low income population you will always have crime, just here it is elevated and deeply rooted. Chicago has wonderful learning institutions and cultural centers with beautiful ppl and smart and intelligent ppl, it’s just that they are needles in haystacks hard to find. I cannot recommend Chicago as a decent living place as having been here 53 years. As mentioned before, there are only three reasons you should be here, 1. To go to school University ect 2. To take care of someone who is sick 3. To run a business (restaurant ect.) I wrote this to warn others and save you from the miseries of this horrible place. DO NOT COME HERE…

      Thank you! But unfortunately, that's your perspective. Everyone is entitled to their own views and opinions. I come from a rural small town in Mississippi. I would choose Chicago, it's opportunity, and what it has to offer any day.

      Yes, that is always an option. A person must remember that renting is 100% interest. Clients years ago would tell me that homes are overpriced and they would rather wait. Homes tend to appreciate more than they depreciate in value. From experience, people usually end up paying more in the end.

      We may see a slight correction in price but it is still a seller's market here in Chicago. As long as inventory is low prices will remain steady despite higher rates.

    I appreciate your content. I think 2023 Brings a lot of uncertainty. I am not a doomer or a Goldberg and extremely familiar with Chicago market. Here are my issues with Chicagoland 1. Prospect of job market. we are in a market of extreme low unemployment; however, Fed wants to create higher unemployment which is extremely problematic to housing (housing market is derivative of job market) If unemployment ticks up to 4-6 percent, we could see even more buyers leave the market because they would no longer qualify for a home. 2. Affordability is at all-time high. Sure, someone can qualify for 300 home, but can they handle rise in gas price, food, energy cost, and maintenance of their house and back to point 1 can they handle a rise in unemployment. 3. This is the biggest issue I have with Chicagoland when it comes to home prices and value sustainable wealth. DEFERRED MAINTENANCE. You are not just buying your house, you are buying into the neighborhood. Do people clean their gutters, do people cut their grass, is property being well maintained, or you live next to a shed...... There are ton of people that bought houses and they simply dont maintain or take care of them home. Are you buying a house that will need a hvac system in 1-2 years, a new roof in 3-5 years, do you need to upgrade and remodel, and are you getting a house that got basement flooding and damages. My point this is the most important thing you need to consider when you debating if you should buy now or later. But even if you buy now, make sure you not overpaying to be in that neighborhood. 4. Most homeowners that buy a home are upside immediately when you buy a house especially with VA and FHA. Sure you right that equity has done well over the last 50 years but take times and it accounts for the ebb and flows of market crashes like 2008 and early 90s. Home is not a stock but i feel like people over the last 2 years treated it as such 5. Lastly understand the market you are in. You understand the peak and valley of price point in the market and get an understanding on worst case scenario for your home value. Meaning if you buying the most expensive house on the market, you have a bigger risk factor compared to someone that maybe bought at the median of that market or a fixer upper. I understand values could continue to go up, but it about being conservative in your price point. There is a saying you buy the ugliest house on the block. Cheers! ACM
