You mention you just buy nice real estate now. Do you buy move in ready properties?
What I mean by that more than anything is newer (90s or newer) or totally rehabbed and in B+ or better areas. I just bought a couple 4plexes that need some light rehab work but fit the above criteria. To be clear, that's just my preference. I want to spend my time/attention on my active business and have passive rentals. I know plenty of people who have built great businesses off of old C-class real estate.

How do you find markets with lots of Builders?
Go on zillow and select "2023 or newer" for the age of construction and you'll quickly see where the builders are at!

How much would this property make as a traditional Long Term Rental? I'm curious about the spread between LTR and the current $3100 rent-by-room. And was it difficult to find rent-by-room tenants? Thanks Dan!
Great question! I believe it would be just at or over the $2,000 mark. Finding room by room tenants is extremely easy here as there’s a significant lack of housing and the cost of housing has gone up tremendously in recent years. I have not had a single day of vacancy in any of the rooms since buying the home.

When you say utilities at the lot, does that include sewer? I am in a similar situation in PA, but it is Septic and well in most of my county.
Yes, sewer is there. How large of a lot do you need to put a septic in? It varies by municipality. In Pueblo you need an acre for septic and 40 acres for a well!
