    Casey spent some time with me on the phone and gave some great advice! I do wish he would have explained how the sellers of seller financing saves money in a better/more detailed way. Also curious his portfolio size and net worth. Not that it’s anyone’s business but is he doing this on a small scale or are these strategies working for him on big deals where he is making multiple 100k to million plus on these deals. Can’t wait to keep learning from both of you.

    While I get that a market rent is the fair price, this guest’s statement that mom and pop shops should shut down because they can’t afford rent is a reason we see so much vacancy and recessionary issues, and the strategy could backfire long term. At a minimum, the Gordon Gecko lack of empathy was not becoming. Of course I’m an e-commerce entrepreneur and this isn’t my core focus area, but just my outside perspective.

    great episode - chock full of good insights... thanks.... but the big question I would like to know is: why buy 5.5% cap rate privately when you can buy 6%+ in public REIT markets for $.05 per trade? much easier than all the hassle David is going through... what am I missing?
