Why do you not tell what shops grocery stores are in Spsnish springs or Sumpters Landing. So you know like what Spanish springs to offer ? That would help a lot !!!

That is crazy cost for auto insurance! My daughter 19 years old is on my auto insurance and our 6 month premium for 2 vehicles = $500! This is with low deductible and complete coverage!

Nov. 2024: there is a bridge over the TP now, right?
There are two. The one in the newer area goes to the newer area north of the turnpike. And, then there in Marshbend that will take you to brown wood. Currently you can get anywhere in the Villages by golf cart. But, is it practical. Depending on what you like to do should affect where you choose to live. As an example if you play golf, you want to be north of 44. If you like walking trails, the new areas are better. If you want to get groceries, just know if you buy in the newer areas it will be a huge chore for a few years. Is the bond payment on top of the house payment?
Its a tax and shows up on your tax bill. It is attached to the house, and is paid off over time. If you dont like the bond, you can look at older homes where it is either completely or almost paid off. The further north you go the older the home and more the bond is likely to be almost paid off. Bond principles up north started in the $20k range with annual tax of about $900 to where they are building new where they are $45k-$50k and annual payments $3200 range.
This home checks all our boxes but the price. 😢

The new homes have the large bond on them but that is the ones they push the hardest. The pre owned homes usually have paid off the bond, and possibly had some upgrades.
Hi Dave. Thanks for taking the time to make this video. We are coming for our second "Lifestyle Visit" on August 18-22 (from Vermont). We were going to contact you to see if yo might show us some homes in the southern sections. You are 100% correct about new homes being a good deal in Dabney and Lake Denham. Yesterday there was a new 1500sf 3/2 Courtyard Villa in Dabney for $329,000!!! That right there might be worth it to be a little more out of the way. Plus, now that the Bexley bridge is open it gets you from those sections to the new areas a lot quicker. Hoping to see you soon. -Andy and Linda.
That would be great. Just as an FYI, I cant show new homes. But, if you need an agent from The Villages, I work with a great one. Just go into the newer sections with eyes wide open. The percent of homes on the RESALE market is 4 times greater down than anywhere else in The Villages. You will spend a lot of time in your car runnin errands as the closest stores are 20-40 minutes (depending on what errand you are running) by car. Wher are you from in Vermont? I was born and raise in Colchester just north of Burlington.
@@DavidMonty Hi Dave. We are from St-Albans, as you know 10 minutes from Colchester. Some of the pre owned homes south of 44 are asking $$$ as much as new homes. The only advantage might be that the bond balance/payment is lower.
@@plumber802 I playe a lot of hockey up there :) When you visit or are planning to visit, we can set up a call to discuss the diffrence between new and resale and differences in price due to location and we can discuss bond and taxes in different locations. Dabney and Lake Denham have the highest taxes and bonds. Your resulting tax bill can be almost twice as much there as other areas.

Thanks for the update. I just do not understand one section of the information. The MLS has about 500 listings. And the VLS has about 500 listings ( not sure if it includes new homes). I believe you stated that the VLS has about a 3 months inventory so it is still a sellers market. Why is it not considered a 6 months inventory because both lists target the same buyers market. The new homes do not have much in terms of stores, restaurants etc. That is why the VLS has been reducing the prices. That will also place increased pressure on the used home market in that area. This will also cause a buyer’s market. Am I reasoning correctly?
On the MLS we have about 450 homes and selling about 150 a month. Which is about 3 months of inventory. I am assuming that the villages is about the same, where they are selling about 150 homes month. So total homes on the market would be 900 and total sales per month about 300, this would result in the same 3 months of inventory. Hope this clears it up, if not let know.

We just arrived at TV today. A realtor took us around . She really liked the East Village area. We didn't care for it at all. Just houses on land, close together, looked cheaply made from the outside. As we drove back we mentioned that we liked the areas that had more mature landscape. We are getting older and may not have enough time to see that area develope to a nice area. That was just our first impression

Hi there, the bond is a tax and the tax bills come out mid fall and due Jan 1st. You will only pay for bond and taxes for the days you own home. Taxes are prorated with the seller.
David, When do the CDD payments start, after you paid off the bond or as soon as you buy the property ? Thank you
@@gbw003 CDD is also on the tax bill which comes in the fall. It starts as soon as the home is built and does not go away. You can think of this like a road maintenance tax.

Thanks for the video. I have a question. I've heard that if you buy through the villages that you are requited to close in 30 days. Does that apply if you are buying from an existing owner and not directly from the villages? Thanks again.
If you are buying a resale you do not have to close within 30 days. It would be up to the seller of the property and the buyer to negotiated a close date.

I sure hate hearing that USAA prices are so high. I use to be able to guarentee they could beat any quote for military people. Guess i should stop now.
I learned along time ago they are not less expensive, but their service was good enough to stay with them with the minor price differences. But, this price diffference is too big to over come that.
I had family buy in The Villages in 2007 they saw their home value drop in half before it recovered years later, this time will be the same or worse as Boomers are aging out and they are the housing market we X'ers are a small group.
Great information Dave. With buyers do you sometimes have to give them a "wake-up call" and tell them when they are making a low ball offer that won't be accepted & may cause them to lose out on that home?
This is happening more frequently. The house is priced lower than market value creates a bidding more. For me personally, I just keep moving. I won’t even look at it because I’m not getting it any bidding war. Don’t want anything that bad.
Just so you know, if you ever find yourself in a multiple offer situation there is a way to take emotion out of the process and submit one offer using an escalating offer.
There are no bidding wars above 7% bro those days are yesterday. People are now selling for tens of thousands less than they paid in Peak Covid Hysteria.

If its local, i can do it for you. Just send me the address. If you are out of state, you can use realtor.com. Search homes near your home that are about the same size. Adjust the homes by price per square foot, then go through the pictures of the homes near you to compare their homes to yours. The problem is that you would need to know the market to know home much to adjust individual features.
Hi David, really informative video and I hope other agents do the market analysis you do. A couple of question for you. First, would you rate your market analysis comparable to that of the underwriters appraisers? Second, do buyers/sellers (including agents) have the ability to hire comparable appraisers?
I get called to do Broker Price Opinions by out of state banks. These are not full appraisals, banks will use these when there is a large down payment, so they dont have to be as precise. But, in my opinion what I do is as accurate. The appraisers are much more detailed but, but the results are very similar. Pricing is not an exact science, so no matter who is going them, there were will be variances. Playing golf you have a 150 yard shot, so I am going to high an 8 iron. The expert comes in and says, you have a slight breeze from the left into you, it is playing down hill, it is a cooler day so the ball wont travel as far - you should play your 8 iron. You can hire an appraiser. But, you would need to specify in the contract that the deal is contigent upon appraisal, and how close that appraisal needs to be to the contract price. In general, a market analysis before submitting an offer should suffice.
Dave great info, but current homes on the market should include VLS used homes as well. I believe if you do you will see quite a different picture of how much preowned inventory is actually out there. Also from what I’ve heard Dec, Jan & Feb are usually the most active for sales in TV because of all the snowbirds being there.
I dont have access to VLS numbers. But, I would image them to be similar in nature to the MLS. I have the ability to see what they have for sale, or what is pending, but I dont have the ability to see how fast they are selling. This is why I use months of inventory vs. the raw number of homes on the market. If I added in The VLS resale inventoy about 225 homes on the resale market to the 379 homes on the MLS the raw number goes up to 600 homes-ish. But we would also need to add the number of resale homes that are selling on the VLS (I dont have access to this number) to the number of homes per month on the MLS. If the MLS is selling 110 homes a month, I would estimate they are selling at the same pace or 65 homes per month. Then the months of inventory woue be about the same. December is by far the slowest home here. January-March/April is the busiest time. January has the least number of closings due to the fact the December has the fews homes going under contract. In general if you are looking to buy or sell - January - October is pretty solid. Hope this helps

Another great video. Location Location Location. It’s the one thing that stays constant in real estate demand over time. So I purchased new in Richmond, the price appreciation in resales is much higher than than I anticipated to see in such a short time. I remember watching a video where you said you were going after a home in Richmond for yourself and didn’t happen. I was wondering if you are going to try to grab one of the 75 or so homes/villas that are going to be coming to market shortly? And are you anticipating they are going to sell them at the lower prices the Richmond homes were went built new, or are they going to raise the prices 100k plus to be in line with Richmond resales?
If they do what they did in Richmond and not charge a premium for location, yes I will go after one. But, I dont have any idea on pricing until they release the homes. However, my gut tells me that they will not charge a premium, as they would be "admitting" that where they currently building in Lake Denham and place further south are not as desirable.
Not substantive, but IMHO your new graphic design for these shows is hugely better. As to north vs. south, it depends on how far south you are. I am in DeLuna south of the turnpike, but only about 3 miles from Brownwood.

Very informative. Thank you for your analysis. It is ashamed that some realtors will not do their jobs and let buyers buy a vastly overpriced home. No matter how big The Villages get, those realtors do not realize word of mouth will get around. Considering how tight the market is, they cannot afford to lose the business. There are only a handful of realtors that I will consider.
I never sell my Buyers. Meaning they either like the house or they don’t. I view my job as giving my buyers as much information as possible to make an informed decision. I’m not 100% sure if that other agent let their client know. In that example, my client was actually willing to pay almost $900,000 even after I told her the house was probably only worth 700,000 max. But you’re 100% right about word-of-mouth in the villages. A majority of my business came from TH-cam, but after four years a majority of my business is now coming from referrals.
And, hopefully I’m one of the ones that you would consider 😊

I never went away, but it has been a while since I posted a video. They take quite a while to put together, I actually recorded one in November, one in December and one in January. But, never got a chance to edit them. To answer your question. Yes, we still help our clients update homes. My wife will help pick out flooring, light fixtures, tile, etc. We had to stop her providing full design services, mainly due to the fact that we are busy with the basic updating of homes. But, we can point you in the right direction with a good canvas of a house and points in the right direction as far as looking and feel.
