Great video. I’m trying to put together a change of use I need to supply drawings. There will be no external alterations. But I presume they still have to be to scale? Where is the best place to look for up to date drawings to alter as required? Cheers
If you don't have any drawings of the existing building, then you need to create them. You can only use drawings that you own the rights to. If you don't own any then you need to carry out a measured survey and draw them up - or employ someone like me who has the necessary expertise and can do it for you.

hi please can you tell me ,i want to build a pd side extension , with a single wall running the full length paralel, on a semi then just a basic lean to roof from the wall back to the main house, however im going to run the wall 3m past the back of the house thats still under pd sizes/permitted, but due to the wall now being 35 ft , and wanting to build it myself, i want to use blocks, not face bricks due to being easy and the speed of build and the cost,but this then wouldnt be similar materials as the existing house,that is rustic face bricks, would there be any problem getting planning for this different render finish on a pd build?, thank you
The quick and simple answer is that PD requires the same materials to be used in the extension as the original building. But there is more to it of course, because it's planning legislation!! Are there any PD restrictions on new build homes?
Some new build homes are given permission to be built but with PD rights restricted. This is something you need to check with your local authority for your home.
Are new build homes entitled to PD rights?
Not always. This can be a bit variable. It's best to check with your local council to be sure.

Yes interested it PD that relates to residential property owners. Particularly interested in land forward of the front elevation. Also interested in outbuildings in the rear garden

Brilliant video. We’re currently purchasing a property which has an extension built in 2003. The current proprietors took out an indemnity policy for this as there was no paperwork available. I have found that this is listed on our local authority’s building control portal, however this is staged as “building work started” but with full approval of plans. Just a little perplexed as to whether this would mean it was signed off at the home or remains outstanding? Rather reluctant to contact my local authority as I would not want to invalidate the indemnity policy insitu.
Check what the indemnity covers you for - you need to know the specifics of that. Check if asking building control about it would invalidate it - it might not and then you could find out more. Getting sign off / regularisation might be easy if its built in accordance with approved plans - though finishes may need to be removed and reinstated, and possibly rectifying works, which could be costly - this work should be covered by the insurance but you need to check. It may have been signed off but no completion certificate issued - which will remove the problem.

Who is responsible for knowing what the building regs are and if they have been meet, the homeowner or the builder? We have converted the loft to a chalet bungalow and the building inspector has been round several times. They came when the steels were put in and said everything was correct but now all the insulation and boarding has been done they are asking if the steels have been fireproofed. Who should have known this was required, us or the builder, nothing was mentioned to us at the inspection regarding fireproofing, so who should have known and be covering the cost? We had a similar problem with the windows but that is easier to fix.
I'm not a legal expert, but as far as i understand it, the owner of the property is ultimately responsible for building regulations to be met, however, it may be possible that your contract with your contractor may make them at least partially responsible. It is a criminal offence not to comply with building regulations, however the regulations documents are guidance only so you can take alternative approaches as long as you can prove that they create an equivalent result.

do you need planning permission when using a building notice say on a porch extension
Only if its not within permitted development (PD). If it meets permitted development rules then you don't need planning permission for a porch. This depends on the location which affects PD - for example conservation areas usually have restricted PD, and it depends on the design of the porch - so the size and materiality of it may or may not comply with PD requirements. The best thing to do is call your planning department to check, or if you can't get through to speak to a planning officer then you could book an advice session with a local planning consultant or architect who could potentially advise you.

Hi Jane . I found very useful your video. We just trying to do the driveway and the permission was refused because it's not in scale 1:200 . And with exact measurement the dropped kerb (wide). That in a curve pavimento it's not easy. Do we need to use the webside that they offer the side plan call Requestplan in order to opten the plan in scale 1:200 Is it the only way ? without take the risk of be refused again. Thanks
Hi! Sorry to hear your planning permission was refused. It is much more likely to be accepted when you get a professional to help you as they will make sure all the correct information is submitted. There are two different types of site plans that you need for a planning application - a site plan and a site location plan. Sometimes you can use the same plan for both - I often do this. You can buy site location plans from various places to use for planning applications - search for OS map for planning permission and lots of options will come up. You can also get a surveyor to survey and draw up a site plan specifically for you. The OS site location plans that you can buy don't tend to be as accurate as a surveyed site plan that you commission yourself, so you may need both depending on the situation.

Yes some similarities perhaps between prefab and machine like efficiency. Though perhaps more in the construction process than the customised space that is easier to live in - that machine-like efficiency for functional and pleasurable that is meant by the phrase.

It can be tricky to extend forward, but it is sometimes possible. It's one of those case by case basis things. There are some things that make it more likely that you'll get permission, and some things that are PD unless PD doesn't apply. I'll pick this question up and answer it for you in another dedicated video at some point... Yes I am UK based - and I work remotely so cover the whole of the UK not just my local area.

Hello, thanks for the helpful video. I was told you can use council building control or private building control. The two options above are they just using the councils building control department? If so, is it worth going private? I have been told they are quicker in some areas?
You can choose approved inspector (private) or council building control department. In some areas private is quicker. I would recommend quality over speed as your safety is more important.

This is genius in its simplicity! I have a tonne of sheep's wool from the thermal bags that the KatKin comes in (frozen cat food). Maybe I can repurpose that to insulate those tiny little drafty gaps! 🙌🤩👍
Yes that's a great idea!
It's a great idea to reuse something that would otherwise be thrown away, or composted. Wool is a great material and has several really good properties. There is just one thing that I'd be wary of and that is that moths are very partial to wool! So it's a good idea to seal it in to stop moths and critters getting into it! Watch the upcoming shorts on sealant and tape to help with that.
