In order to help, this is very new science, and it’s always evolving. In my area, the best builders are either using zip panels with green on the outside and using their special tape or using another special 1/2” osb wall sheathing with sealant and they use 2X6 walls, they spray closed cell spray foam about 2 inches thick then install fiberglass batts. They call it splash and batt. If you google “dew point on home construction” you’ll find some of the information that I’m talking about. I really hope and pray that you will hear and understand, then search for what I’m talking about so that you protect yourselves.

It depends! Where exactly is this building according to building codes. A building in North Dakota would require completely different construction from a building built in St. Louis and that would require a completely different building code than New Orleans! The information I provided is what would be needed in my area. Have you checked with any local builder (with a quality reputation) ? If you would just do some research for your area, I think you will find what your looking for. I first learned this information when I began building tiny home’s and I learned that insufficient insulation doesn’t just cost more to heat and cool, it causes mold, mildew, and poor quality air inside. Then I learned about the dew point and what that means. How do I move the dew point? All in all, it means that if you meet the requirements for your area, you’ve slayed the beast and you will be warm. comfortable and safe for a very long time! Your children will be able to go there or live there and be safe and comfortable. I really wish the best for you and your family, that’s why I responded this way, I want to help! Please let me know if there is anything else I can do.

You had trouble installing the window for the most basic reason! Windows get installed before the siding! Another basic problem that you’ve created for yourself is installing the metal siding and roofing directly to the framing instead of installing plywood/osb covered by tarpaper. The reason this will become a problem is of water vapor creating condensation on the inside of the cold metal. If you had installed closed cell spray foam or at a minimum closed cell foam sheets carefully installed and sealed air tight would prevent the condensation. It looks like you chose the cheapest everything without knowledge of how they work together or DON’T work together in your case. In the end, with the materials you’ve chosen, you will get excessive condensation. Excessive condensation can produce MOLD, ROT, Unhealthy inside air quality, it also will create an invitation to termites and carpenter ants! What can you do at this point? You could cover the inside framing with 2 inch thick closed cell foam board in 4X8 sheets carefully installed and sealed with the proper tapes. It MUST be 2 inches thick in a single layer or thicker and it MUST be closed cell in order to change the dew point. You MUST do walls and ceiling. The ceiling really should get 3 inch thick foam but I’m sure it’s special order only. All this foam is going to be expensive. I guess you’ll need to think of it as paying to fix your mistake now before someone gets sick. Some spray foam installers may not want to spray their foam directly onto the metal. Check around. It MUST be closed cell spray foam. Yes, it’s the most expensive, but it solves all the problems that you’ve created. Another option is removing the metal siding and roofing, and insulation, then build it correctly. I guess you could disregard my help and you’ll remember this in 5-10 years when you can’t use it anymore.
