This is just a scenario where the owner just needs to due a remodel and sell as a regular primary to someone that wants it. At these prices the buildings simply can't act as investment. By me people will cram 6-7 people into a large $800-850k home to make numbers work. ($6-7k rent), and that was at lower rates. Also works a bit better if you move in with 5% down to get more leverage and higher cash on cash.

It could be! I think most people take their wealth from bluer states and are migrating to lower cost of living locations since their money will go further. Especially with more remote work

The person filming is my co-owner, my wife! I definitely made this video very specifically for future investors. And idk where you live, but my friends and tenants that live in Alaska greatly appreciate having affordable housing options like dry cabins so they can save significantly on rent while utilizing gyms, work, and school for their water needs. I would recommend working on your mindset and reflecting on what actions you can take to improve your life! You got this my friend

Seeing similar numbers in the midwest. Scary since these are technically the 1% rule (but obviously the high 7% interest rate crushes them). Are you thinking of focusing more on MTR or rent by the room to increase yield? You're unlikely to see anything with much higher rent:piti ratios out there except in pretty horrible areas now.
I do it all depending on what makes the most sense for the specific property and location. MTRs, rent by the room, short term, and long term!

Do you think subject-to is too high risk right now given that banks are more incentivized to call loans due?
I think that is an excellent question! Banks are DEFINITELY incentivized to call due on sale clause if they are able to determine that a property has been sold. But there is a lot you can do to minimize the risk (the most important being how you handle esrow/closing/post-closing items like transferring insurance and payment portal access). Another thing is that there are various ways to address the due on sale clause including paying off the loan, refinancing the loan, and quit claiming the property back to the seller and acquiring it on a contract for deed / land contract. So the Title would stay in the seller's name until the loan is paid off. I always use a well trained Transaction Coordinator to make sure all of my creative deals are done as perfectly as they can be. Let me know if you ever need a referral!

Thank you for covering this. I made the mistake of doing the 1% rule instead of coc return for my 1st one.
The 1% rule use to be a great way to quickly filter through properties when interest rates were low. But it was definitely supposed to be used more as a filter and then you deep underwrite prior to purchasing! It unfortunately seems like many people purchased investments solely based on the 1% rule and it didn’t pan out the way they anticipated. Nonetheless, great job on starting your real estate journey since that is usually the hardest part for most people. So congrats for taking action and continuing to learn and grow!

For the amount beyond VA limits or what they used before, do they still get the lower VA rates on that loan difference when they put the 25% down? In that case the only thing they are really losing is the 0% down benefit. I'm in an area with a lot of assumable VA loans but sellers never want to sell to a citizen. It also hurts that it's HCOL since a lot of these people already used 600-700k on their initial VA loan and county limits are about 1mil. When they go to buy a new place for 900k-1m or whatever the 300-400k remaining is nowhere near close enough (similar to your LA problem). Best odds for me is if it's a VA owner that passed away or if they were retiring/downsizing to a cheaper place but I almost never see it happen.
Great question! Yea, but you need to put 25% down on that remaining amount. You’re absolutely correct, the biggest impact this has is in the down payment - however, there normally isn’t too significant of a spread with other owner occupied loan products assuming great credit. The times that it has work really well for me have been when someone is moving from a lower/medium cost of living location to a higher cost of living location or if they have a spouse with an available VA loan or if they are open to using an fha or 5% down conventional loan.
