Super analysis sir ji, but salaried investors like us , always want to wait till the market goes to its peak lows , but by the time we will be finding it , market would have already reached highs before finding its peak lows. The only thing we want to know is when the market stops falling, so that we start investing in its lows.😊
Even large investors can't know this. So, it is always good to start investing in blocks.

Hello Amit sab, Another incredible video. Thanks and well done. As you mentioned, we need to be very careful while buying an under construction property. I have gone through this pain . I bought an apartment in Pune in 2014 with possession agreed in 2016. Unfortunately, after 6th floor the construction company realised that there is a structural problem so they demolished whole building but by doing so the construction company came into a huge financial trouble. Being an NRI, I was worried and thought it is going to be a big loss. I was more thinking about the people who have taken huge loans, paying EMIs and still living in rental properties. Fortunately, we all supported the builders and managed to get the construction done in 2019 and finally got the possession in 2020. I was very lucky But lesson learned, never by an under construction property.

First of all thank you very much for speaking in Hindi and making the FIRE concept accessible to the layman. I was wondering if its possible to achieve 9% year on year return post tax, given that we would be invested heavily in debt as we age. Even if we are investing in equity a 9% return per year does not account for sequence or returns in the market. I think for you personally you have factored in a buffer because you have taken a higher side number for your monthly expenses. But do you think that a 33x number applies if we take into account the sequence of returns. Also, have you planned for a separate corpus for say your daughter's wedding or your unforeseen medical circumstances for you and your spouse in old age? I am happy to know that you like it that this channel is in Hindi. The objective was indeed to reach to as many people as possible. Yes you are right, achieving a 9% return post tax will be challenging. Hence the right mix of Equity and Debt is necessary. I have assumed 40% Equity and 60% Debt in my computations. Yes for my daughter's education, I have considered a separate corpus on top of 33X.

Very good video Amit, I'm on a very similar track to yours (thanks for giving a peek into it) but we are a DINK couple. I'm glad to see the fire community building in India. I also feel that in retirement we will experience the retirement smile pattern, so net-net the expenses even out through the middle period of retirement. The only other thing that's important in my opinion is that in retirement how we set-up our portfolio, I've always seen money as an enabler of life & fear at times that the planning/tracking process in itself should not become life consuming.
Absolutely right observations ! Hence it's important to build knowledge on our own and keep a track of the progress against the projections to avoid derailment of plan.

Great advice, Amitji. I have a car loan at 7.4%, which I am servicing through the interest earnings from an FD. The company has front-loaded the interest payments. Please let me know what you would have done in my place. The auto loan is midway, and I have paid 50% of the principal amount (total principal amount: ₹15 lakh).
Avoid pre-paying the loan now, as you have already paid most of the interest. Plus you car loan interest is also low(nowadays, it's around 8.7-9%). One advise, instead of FD, put the funds in arbitrage funds for better taxation. Returns will be identical to FD.
@NITISHBHATT008 Thank you for your guidance. Upon rechecking, I found that the interest rate is actually 7.25%, which makes it even sweeter. Additionally, I’m availing the 80EEB benefits through this EV loan. The FD is in my parents’ names, allowing us to benefit from senior citizen interest rates and a lower tax bracket.
