      And yet we picked up 2 seller leads on Instagram from this video. Which is the same way we got this seller clients listing here from another property video like this. Collectively that would equate to $1.75MM in sales volume if all three cross the closing line and that’s assuming we don’t procure the buyers as well. A free advertisement that could convert to well over $50k in revenue is the dumbest thing you’ve seen in awhile? I would love to know what the second dumbest thing is, that could be a real gold mine potentially.

    You dont take the pictures...you hire someone ro do that. You dont write the contract....attorneys have already done that. You dont actually sell the house....the internet does that. You dont do a property search. The title company does that. Ya...you basically turn the lights on and are extremely and excessively over paid for doing so.

      This sounds like every person I know who got their real estate license and found themselves on the side of the 87% who couldn’t hack it bc they just didn’t get it the real value isn’t found in the basics my brother. Like you said, anyone can do the list of things you listed above and that is where it ends for most. I get it. But a good agent understands that, for most people, making big money buying and selling decisions, especially a home, is more often then not an emotional one not always logical. We also understand that Making an emotionally charged decision that goes wrong in real estate could cost someone a hell of a lot more then the commission they may have paid. Now that’s MOST people, not everyone is you so sometimes some folks actually don’t get it…at all. Some people genuinely don’t understand real estate at a deep enough level to feel confident or comfortable in their ability to make the right decisions and most people shouldn’t be. Some people want and really in many cases need an actual expert in the area of real estate to help guide them and like all consultants, there’s a fee. Listen, I won’t disagree that, As a whole, our industry is lacking. The bar of entry is extremely low and has been for too long imo. Many agents are the furthest thing away from an expert who provides true value to their client. But I’m not that guy pal lol I’ve sold over 1,200 homes in our 15 year career not to mention 100’s of land, commercial and multi family sales (mainly residential approx 80%) and have personally bought and sold over 75 homes including flip/wholesales and long term rentals. I currently own 44 rental doors as well and I don’t share this to impress you but to impress on you that I’m an actual expert in my space. I get that you’re either burnt by dealing with the avg agents (possibly were one) or trolling but again, you got the wrong one here my friend. I’m as much of an expert in all things real estate that a person could ever hope to get in their corner because I’ve seen it all and have been through it all. I’m the def of OG in this game and to have someone with my knowledge, experience and expertise in your corner as a guide has a fee and since costs is only ever an issue in the absence of value I don’t feel I have much to worry about. If a person just wants to list their home FSBO, they can probably do it. Some better than others but anyone could get someone to buy their home if they try hard enough or in this market just list it on Zillow. You’ll get calls. Mainly from agents lol but calls would in nonetheless. There’s a reason 87% don’t make it past 3 years and why I’ve been producing at the top 1% for over a decade as an individual no franchise broker. I imagine I might find that you’re excessively more over paid then I am by the hour in terms of the actual value we add for the hours we spend but your comment itself is relative to one’s interpretation of the “over paid” I suppose.

      There’s a reason many people have flocked to places like Jefferson City and Mid Missouri in recent years. The costs of living is extremely low compared to many other places, even just here in the US and home prices are no different. $2MM for this home would be insane 🤯

      High interest rates make it a harder pill to swallow for sure. To significantly lower monthly payments right now, consider asking your agent about seller buydowns. We’ve saved our buyer clients as much as $700/M for the first couple of years negotiating 2-1 & 3-2-1 seller buydowns on their rates.

      Historically speaking, 6-7% is average. 2-3% were record lows. I don’t think we’ll ever see those rates again. I would be surprised if we saw anything under 5% anytime in the next 5-10 years (if ever)
