The advantage of a hunting ranch is the fishing and water can be added more easily than the other way around. This place could easily have a ~10 acre lake with one of our 15-30 foot wide spring fed streams. Also I noticed tamarack in the video which indicates good soil moisture for both elk forage production as well as ground water.

It has potential but sure needs some cleaning up. Not very well kept. Give me 6 months with 20 foot batwing bush hog and a track loader with brush cutter attachment and you would be able to see a tick crawling from 2000 yards away. That tall sage grass and underbrush would be gone.
