It’s a good question, it’s about having the conversation with people in the industry, brokers, accountants, buyers agents (if you are thinking of using one) and it’s really about seeing who you connect with and seeing if what they are doing aligns with the results your after. Hope that helps 😊

What's the minimum budget to buy in a decent area in Brisbane?
Assuming you mean for a house, $700k would be a good starting budget. For smaller budgets townhouse options around the $500k mark are available

Ok so you raise your rent prices not because you’re an evil landlord, just like all the other ones who do the same in unison, because you leave it up to the market. And then you also get to profit off the capital growth of the property itself? Wow. What benevolent selfless landlords you are. At first glance I would have assumed it’s simply a concerted effort from all property owners together to squeeze renters dry… but I guess it’s just “the market” 😬
The landlord has taken the risk to obtain debt, buy a property, manage all the costs so absolutely they should reap the reward, and statistically very few landlords even get to that point. In terms of the rent prices, it’s simply Supply and demand economics. The “market” is largely fuelled by immigration policy and lack of building approvals in this country among a few other factors leading to this rental pricing issue. Take away the people, reduce the demand ease the pressure on pricing it’s that simple - but of course, the reality is we are a growing population and that’s good for the business of Australia as a whole. So it’s your choice what you do with that.
@ “taken the risk to obtain debt” … or were they just first in line? Like what do you tell a 22yo right now, in this real estate market? Do you think your argument is actually compelling to that demographic, especially after you raised your rent for the 4th year in a row?
And you can’t pin this on immigration policies, housing prices have been on the rise rapidly since early 2000’s. More small homes and apartments have been built in the last decade than ever. The only real change in recent decades has been the introduction of REIT’s in 1993 and a general attitude shift from housing as a necessary commodity, towards an economy market with margins to be realized.
Correction. I forgot this was Australia we were talking about. Idk when REIT’s were introduced in your country, nonetheless the timelines are likely similar
