I would say maybe a 1/4th of the production builders I see in the area have a policy that sells to none. Many others sell to investors but the hoa usually has a cap rate on allowing investors, which would normally be up to 25% in the community. It varies community to community but that is a general practice. The hoa is always there to protect the homeowners

There aren’t any larger amenities like a pool or anything like that. The hoa covers a playground and basic neighborhood upkeep like street lights etc to keep the hoa low and appeal of neighborhood high

Yes! I plan on trying to do some more in depth videos with the builder for the different phases of construction. I will try and go into detail on finding the land as well, but generally that is a case by case so it might be better if I were to discuss something like that one on one. This is the model home so not currently available but will be in the future. There are other opportunities to build a similar floor plan on different lots throughout the community

Hmm that's strange. Every community I've gone to has had this policy. This is what one rep told me just now, "It has to be primary or secondary residence no investors secondary home is fine"

This is a structural option that you can add. Just had some clients that went out there, just for the 3 car garage option, a week or so ago. Great question. I always recommend to go into the description and go to the great schools website and plug in the address of community since schools districts seem to always be changing these days. That will give you all of the current assigned schools and their ratings

No, this isn't available at Childers Park at the current moment. Just providing a walkthrough to showcase the floor plan that is offered in this community by Meritage and others as well. I know Jesse and Lisa have more listings ready to hit the market soon. I'd love to assist!

Not a lot of basements are offered in this region. Really the only basements you will find will be on very sloped lots and built into the slope. But yes, great size for the price!

I thought I saw a sign when driving by on about 20 acres or so that was being developed directly across from Fares road just off of Plaza road extension. I haven’t seen any other info/insight to confirm that as of yet. But I drive by there frequently so will put another video out if there is any updates. But there is a D.R. horton community being developed for sure just a bit down the road from that on opposite side.

Thank you for sharing ! I visited houses last week ! Very interested , do you think the cemetery close to the houses will impact the value of the house in the future ? Is above ground pool allowed to the community ? Appreciated

I hate I wasn't able to meet and help you with your visit! Glad to hear you are interested though. As for the cemetery, I don't believe it would impact the value. In the future for resale, that just might be something that turns off a percentage of buyers. But as you can see with all of the sales in the community already, I wouldn't be very concerned about that along with how low inventory is in CLT that it's going to be a while until inventory is normal so people are taking what they can get when something is listed! The above ground pool question I am unsure of unfortunately. That would need to be verified with the HOA documents for the neighborhood and I could do that for you if I was able to represent you!
