They do a decent job with maintenance and keeping the store selection current. What they neglect is the parking (specifically the car parks which they continuously repair.) the structures need to be rebuilt replaced at this point and the office building in the back should be converted to apartments or something more dynamic; it’s a dead elephant (that area behind macys including the office building is unproductive)

The last time I was at Newport Centre Mall was about 20 years ago and at that time it was a total dump. Glad to see it's coming back.
It seems to be pretty good now. There are higher end malls but it's a solid mall with a movie theater and decent restaurant options.
What time is it that not many people are outside? and I'm guessing it's also because of the weather.
It was early afternoon. It's been raining a lot recently which is probably why no one was out.
