@@jackiehu7336 yes I'm trying to move but we are a family of six and haven't had any luck finding something that I can afford at the moment not to mention most places have a long waiting list.

I have a question, I’m a tenant. Does this mean starting Feb 1st, you can be evicted for non payment but what if you owe back rent? Can they only evict if you don’t lay the current or can they decide not to accept current? So confused
Be real, I know several tenants who pay low in rent control homes, make six+ figures, and are owning homes outside L.A city and airbnbing them. Unlike section 8, if you are a tenant who improved your income over the course of renting a rent controlled units, the city doesn't make you pay more. There are tenants who are dual L.A city renters and homeowners / landlords also but outside our city region.
I hear you that people do take advantage of situations.

I only owe 3 months but I o ok at it slowly I pay 5500 but now I give 6000 I talked to the landlord so he’s cool I think he said I’m the only tenant attempting to pay off my debt..

Even I believe this is crazy and it's not fair to landlords who's tenants are abusing the system and those who actually need help.
They shouldn't extend it anymore landlords have rights too and 4 thoes that hasn't paid any monies toward their rent should be evicted.
There is no way anybody in their right mind would live in LA or even California. You don't even have control over your own property. Who paying the mortgage if the owners can't collect rent ?? You get what you vote for people . Socialism doesn't work and nobody rides for free
Were are you getting your information regarding LA city not allowing owner move in and or for correcting a government issue for non permitted unit ( both no fault ) Ive looked on the La city website and talked to 3 lawyers that have said that they have not heard anything regarding this! Hi @tomhackett the non permitted ADU law has NOT been passed, just proposed by councilwoman Monica Rodriguez. There is Unpermitted Dwelling Unit (UDU) Ordinance (Ord. No. 184,907) in effect tho!

Notice of “No-Fault” evictions for reasons such as owner occupancy, move-in of a resident manager, for compliance with a government order, or for demolition or permanent removal under the Ellis Act process, can resume for all rental units on February 1, 2023.
@@tomhackett7480 nope March 1st for owner move in for my house not in an RSO in the city. Feb 1st you can do owner move in only if your situation is the same as yours. In my case I’m a single woman. The 10 tenants 2 are seniors four are children so I would need to have two seniors four children to move into my own house, and I’d have to pay them 22k to move out. But March 1st all bets are off for owner move in.
They expect people to pay all the rent from the last 3 years? hahaha
As a landlord who worked with tenants who had issues with being able to pay rent during the height of the pandemic, we are not necessarily pursuing a full repayment but do have a right to do so. I agree that getting a back pay of 3 years (if that had happened) would prove difficult.

You are doing this all WRONG. Cap rates come from an income approach to value called direct capitalization. They are used to value NOI. They do not tell you if a property is a good deal or not. They are not used to value residential properties of less than 5 units. Those are valued by the more accurate sales comparison method. Also your operating expenses generally include Taxes, Insurance, Management, Maintenance, Utilities, Services and supplies. There is no reason for an investor to try to calculate cap rates. That is done by professional third companies.
