FACILITIES MAINTENANCE by Arne - Fixer of Things
Canada
เข้าร่วมเมื่อ 14 ธ.ค. 2007
I’m Arne. I fix things and do stuff.
I work in Facilities Maintenance, so much of the content I create has to do with fixing, figuring out, and making bespoke items for the benefit of the multi-campus K - 12 school I work at.
My wife and I also love to camp. We have a vintage camping trailer (a 1965 Oasis) and a newer (but not well-built, which makes for many other project opportunities) trailer. I enjoy making improvements and updates to both so you may also see some RV camping trailer content!
In another life I used to do quite a bit of theatre work, so if you dig back far enough into my channel history you will come across a few musical theatre bits & pieces.
At the end of the day, if you find some of this content useful or enjoyable, or if you're having a down day and I do something stupid that brings a smile to your face, then I've accomplished what I've set out to do... improve your day a little.

S07E155 - The Elusive Roof Leak Has Been FOUND!
This was a journey that wandered off the path and back on; took an incredible amount of patience; and perhaps demonstrated that at the end of the day there's something to be said for the old, "If you want something done right..." saying.
Hi there, my name is Arne and if you're new to the channel, in addition to various home DIY projects, I look after the facilities maintenance end of things at a multi-campus K-12 school (plus a Preschool & Daycare) in Langley, BC. With nearly 1300 students, 200 staff, 5 campus' and various other outbuildings, there's always something to do.
I love my job; not only does the work I do benefit many, every day brings new challenges, which keeps me on my toes and in problem-solving mode.
Stay safe and be kind to one another!

Nice job. I would’ve never imagined in a million years that they’d use something like poly b in a high use commercial building like a school. Those plastic compression fittings are pretty amazing that they have been there nearly 30 years without leaking.
Agreed. Thanks for watching.
That is what is called "hiding in plain sight", for sure, Arne ! Great leak-detective, too, now ! 😉
Thanks, Glenn. I’m so glad it’s over!
If you ever to decide to stop doing building maintenance you can get into the roofing business. Lol. Good job! Thanks for sharing! Have a safe and blessed day !
Not a chance! haha.
@@facilitiesmaintenancebyarne lol !
Great the HULK imitation, Arne, just in time for Halloween ! Nice to see those assembled - almost like Lego - but that shows all the planning & visioning done on your part ! Smart - using that floor-jack like a crane, so to speak & lowering those down, fully-controlled onto the steel plates being welded to the feet !
Thanks, Glenn!
Awesome work bench! Good Job ! Thanks for sharing ! Have a blessed and safe week !
Thanks, Phillip! You too!
Nice work. And they absolutely deserve to have your name on them.
Thanks!
Who's the grey haired guy
That grey haired guy is my hero!
Great way to use a Tombstone scene. 😆
Someone else with fine taste. Thanks for watching!
Only an idiot would drywall anchor a full-size TV to the wall! That’s why the instruction manual says find a wall stud
No shit it unmounted itself. What dumbass mounted a tv with wall anchors. Every TV I have ever mounted (and I have done many) the directions are pretty clear you have to mount it in at least one stud if a wood frame wall. It's not recommended but if you have metal studs use Toggle Anchor. Drill a hole in the center of the metal stud. feed the toggle anchor into the stud, and cinch down the anchor.
Good to have Lots of useful materials & parts to use in such a repair; Well-Done, Arne, once again ! 😊
No kidding! It was kind of awesome, actually… I didn’t have to go out and buy anything!
I as fully expecting a comedy with the shutoff handle to swing out and block the door from closing. Take care of yourself, condolences about you're mum.
Appreciate it... thank you.
Someone need some help hanging a tv. Good job, thanks for sharing your experience ! Have a safe and blessed day !
Thanks for watching!
Bungee cord for patching a leak is indeed ingenious ! As you likely know, those Poly-B compression fittings are an accident waiting to happen, beyond the actual piping ! Coulda /shoulda been a Surgeon, apparently ! Wet hands sure don't help, when you need to grip ! Your 2nd try at soldering was much-improved (I was a bit unsure on the first try) !
Yup, the only proper solution is a complete removal and replacement.
Nice video; just wondering if you have seen 3/4 stainless flex supply hose with pushfit connections on both sides like your slip joint thinking that might have been a good option? Why didn't you go that route??? Just want to get your thought!!!!
A couple reasons: While what you are referring to is available (at 3X the price of a slip coupling) and would have saved me a step by not needing to extend the copper pipe, the slip coupling is compatible to transition to Poly-B whereas the flex connection is not (Copper, Pex, and CPVC only). Thanks for watching!
Good to know ,also I appreciate your reply.
that's it fix it yourself because it's not their fault
It's not about fault - it's about being charged a lot of money to not have the issue repaired. Would you pay your mechanic to NOT fix your vehicle? Say you brought your truck to the shop because it was running very poorly. 3 days later they tell you it's fixed and charge you $5,000, which you pay. Two days later the problem still exists, so you take it back to the same shop where another mechanic looks at it and says, "I don't know what those other guys charged you for but it's not the engine, it's the tires - but I don't do tires so I can't fix it". The problem is that now you've paid a repair shop $5,000 for a problem they say they can't fix. You need your vehicle so you check the tires and guess what... they are fine... it's not the tires... so you go back to the engine yourself and actually find and repair the issue that the mechanic shop missed but charged you for. What do you do?
i've done stuff like that many times and being perfect i've never had an issue so it's my obligation to criticize your soldering. just kidding. LOL. nice video 😁
Like my grandpa used to say, "It's what you learn after you know it all that counts". Thanks for watching!
i always clean everything when doing copper even new fitting and put lots of flux and solder on but I still prefer copper to anything plastic or the SharkBite stuff. i just stick with copper plumbing in my house the gung-ho thing is switch to pex. I will let others be the guinea pigs already heard of problems with chlorinated water.
That just makes you sick when you go the soldering process and then have a leak and have to go through it all over again. But you got it, good job ! Thanks for sharing ! Have a safe and blessed day !
Definitely frustrating, but like anything else you do a second time, it's much quicker and easier! Thanks for watching!
@@facilitiesmaintenancebyarne True, Thanks
I located hard to find roof leaks by gently pressing down on the membrane til I hear water sounds or “slooshing” sounds and followed it. Takes some patience.
Patience is an understatement, lol.
Tell me you domt know how water works without telling me you dont knownhownwater works...
We went to a four day week at our district, and we work maintenance about one Friday a month. So nice having the place to ourselves for loud work and access to restrooms etc.
Amazing and very helpful video. One problem I have encountered is that I was rushing through the job and accidentally stripped the nut that welded onto the lower control arm. What would you recommend I do? Cut the nut flush and just use a different nut and bolt?
Thanks for watching. Good question. I would not use a non OEM bolt. I don't see why a non-welded nut wouldn't be fine, however I would NOT go with a non OEM bolt. The bolt is designed to work with the exact size of the bushing on the strut, and designed to the handle the load/shear stress. If the original bolt is still useable, use that and thread-match a new nut. If the bolt is also toast, order a new lower strut bolt from Honda and thread-match a new nut, if Honda doesn't also sell the nut.
@@facilitiesmaintenancebyarne Awesome, I figured it shouldn’t be much of an issue to cut off the welded nut. As per the bolt I agree with you I wouldn’t use anything that’s not Oem specially on a part that’s specially designed for that use. Luckily I work at a Honda dealership and was able to get the bolts and nuts, I got 2 just in case the same thing happened on the other side (hopefully not!). Anyways, amazing video keep up the good work would love to see more DIY’s working on cars.
Once you locate the correct unit and identify where the leak is, will you do the repairs yourself or call in a contractor?
I will open it up myself, and see where that gets me. Depending on what the issue is, I’ll fix it myself or, if necessary, call in our HVAC tech that we have on speed dial, lol.
Wowie - taking all your skills, patience & experience on this one ! 3 Cheers !!! 😊
Never a dull moment, that’s for sure! 😂
How’d it go?
lol… NOT the charm. Will be moving to the 4th position.
Great job with the troubleshooting and the repair. I love that when you repaired it, you upgraded the materials to brass which is a superior connection and will last much longer than the former ABS.
Had it been brass in the first place this never would have happened. Thanks for watching!
Some interesting urinals, haven’t seen anything like that. Good work
Yup, circa ‘80’s/90’s. Thanks for watching.
Troubleshooting a water leak can be difficult sometimes like roof leaks and leaky pipes. But you were successful, Good job ! Thanks for sharing ! Have a blessed day !
Ain’t that the truth! Thanks for watching!
Condensation lines not draining have you opened any of the boxes?
Good thought. I’ve checked the drains and they are not blocked - plus it’s not warm enough for the AC to kick in. It’s definitely rain-related.
I have a similar canister but with a grey gasket that goes above the lock nut. I try everything and it still leaks. Do I need to tighten it really tight or it should seal with even just silicone. I’m running out of options! Great video.
WHAT leaks, exactly? The sealing under the top flange on the cartridge housing, where it drops into the hot tub shell, and the gasket above the large lock nut (which mine didn't have) only need to create enough of a seal to keep water (i.e. rain water or water that's been splashed into the area) from making its way through the hole where the cartridge housing drops into the hot tub shell down into where the insulation exists (i.e. 27:45). It's not under pressure and not part of the pump/pipe/jet system. Maybe it's not "seated" properly and completely flush? Is something impeding the cartridge from dropping straight into the open hole, forcing it to rest a little cock-eyed? If everything fits and sits well, a little sealant under the top lip, along with the gasket between the big compression nut and the underside of the hot tub shell, should provide a leak-proof seal for something that is not under pressure. And yes, it needs to be quite tight.
Water flows downhill once it hits a surface. It could easily be around the unit.
Except that it’s not. Absolutely, water flows downhill taking the path of least resistance, but the membrane all around the unit is sound. What I was attempting to isolate was potential water coming THROUGH the unit.
Why not get a 110 welder for these small repairs? I know I know "budget", but it would be better for all.
Agreed, would be handy!
That's a WHOLE lot of ingenuity & fine-tuning, Arne, as usual ! 😉 👏
Thanks, Glenn!
Quite a silly design decision by the manufacturer, to have that angled slot and thus require the piece to bend so awkwardly to match. A vertical slot would make it so much easier manufacturing wise. Unless I'm not seeing the obvious reason why it's the way it is 🤷♂
You're not wrong... maybe they sell more lockers this way (after they break).
Good job, nice work! Thanks for sharing this ! I know there will be be some happy students and teachers ! Have a blessed day !
Principal, maybe... teachers and students only notice when something doesn't work, lol. Thanks for watching.
Great tool for that job; I have the same & the use seems endless ! Good eye, Arne, on that aggressive screw on the left, just scraping that PVC ! 😉
Thanks,Glenn! Isn’t that the truth, for once a tool is appropriately named, lol.
The pure enjoyment you get when someone else faced the same hilarious misfortune as you once did. Great episode!
Haha… right!?
You always have a sick feeling in your stomach when you hear water gushing. Good job on the repair. Thanks for letting us tag along. Have a blessed day !
You too! Thanks for watching, Phillip!
CPVC is absolutely the worst. I opened a brand new building in 2008 and the entire plumbing system was that stuff and it was nothing but problems.
2008!? Oh, man... that's unfortunate. Thanks for watching!
What brand shock did you use?
KYB, the link is in the description.
Turn down your foreground music so we can listen to your video with the sound on.
I appreciate the feedback. I've made a point of cutting back on the music this year (season 7), especially in places where I'm narrating. This video from 3 seasons ago is a good example of where it was a little loud in places; unfortunately I can't go back and undo that which has been uploaded. There is a learning curve when it comes to shooting, editing, and producing video content (that people get to watch for free). It's a process that (hopefully) sees improvement from year to year. Thanks for watching.
Philip, you know where the leak is. Get a Wet Vac, take out a few gallons and observe below. If it doesn't slow or stop, take out a few more. Eventually, the water (beachhead) will tell you where the leak was coming from. Then you can fix it.
How frustrating. I know how you felt because I've been dealing with a leak in my concrete stream with no liner for years. I'm pretty sure that I've isolated the individual pond that it's in and have tried epoxy, spray foam,, acrylic concrete sealer, and last night, an epoxy concrete sealer that is supposed to work under water. It seemed to have held overnight, so I started the pump again, only to find that the pump lost vacuum after a few hours and the water level has gone down again after re-priming and refilling the stream. The mystery is that there is no indication of where the water is going. Maybe back into the aquifer? I'm thinking that I might be dealing with more than one issue. Next step is to turn off the pump and see if the same pond is still losing water and if it is, I'll try food coloring to see where it's leaking.
Man, that would be frustrating. The food colouring is a good idea! Thanks for watching!
Thanks, Phillip. Ya this roof may be the ultimate end of me, lol.
You have more patience than I would have to find that leak. Good job, thanks for sharing ! Have a blessed day!
Tools that really work for you - of course - can save the pain of doing it by hand. Persuasion is the necessity, sometimes, for sure ! Good tutorial, Arne ! Nice ride; I had one myself & often miss it ! 🙂
Thanks, Glenn!
That stuff is densdeck it gets mushy like that when it gets wet.
Mystery solved. Thanks, and thanks for watching!
Those corners are garbage too
So bad... lol.
Great idea - that scissor-lift ! Indeed, boring is good, when it comes to electrical ! 😉
