I'd sacrifice a bedroom, make the front dining room an office with French doors separating it from the lr, and knock out the wall between the kitchen and the bedroom with the screen porch for a larger kitchen/dining room with a nice island between. Whatever the asking price, it's too much for me, but what a fun project this will be for someone.

$1700/month... +Electric/gas, +water, +groceries, +phone, +car payment/insurance, +etc. Who's really affording a new $300k house even with a $200-300 savings from a year and a half ago? Its still not even close enough for most people.

I thought rates went up today on Jan 4th? I'm worried about the job market report coming out tomorrow. I'm trying to decide whether to lock in a rate today as I close in 6 weeks on a new build.
Day to day short term rates fluctuate. I'd work closely with your loan officer on when is best to lock.

We're going through the process in Austin. Somehow the offer is $30k higher than what similar houses are going for in our sub, and $60k higher than zestimate! It's a 7% fee (booo!) but we're still walking away with $240k more than what we paid for it last year.
Interesting. Did you have an agent do a market analysis before meeting with Zillow? Just curious how their numbers compared.
I got a Zillow Offer and the Zillow service charge states 1% for all three of my houses.

@@natelansing2664 In Phoenix, AZ. I’m sure Zillow charged anywhere from 5% to 12% not too long ago but I suspect that due to the hot real estate market and Zillow wanting to gain market share over Opendoor and other competitors they are willing to charge 1% and even offer market value for these homes. If you look at their quarterly earnings, they are operating at a loss in this sector.

I was in Arvada (Denver), they charged me 1% service fee and $1327 for repair. In the home inspection 2 days before the closing day, they only did visual inspection and took pictures. They accept it w/o rising the repair cost or service fee. In this transaction I got $100k (580k house sold for $668k) more than tradition listing, faster time (14 days), no buyer showing (we lived in the house until 2 days before inspection day) and no repair or clean up (only broom sweep).

Can the TISH report obtained directly from the city or does it have to be requested from the buyer? Does buyer have to add this in portals such as Zillow?
Depends on the city. Minneapolis has a website where you can download the TISH. Otherwise you can contact the listing agent.
