Thank you for an informative session. Still concerned that pension funds who collect mostly from tbe poor are unable to find an investment case for low cost/social housing. We saw in South Africa, following the Marikana labour disaster, the minning houses were faced with a moral dilema, to continue with their employees living in squalour or find space on their balance sheet to build housing and other infrastructure for their lowest employees. Old Mutual, Nyaradzo and others should take it upon themselves to build for the poor and not wait until the masses rise as we saw in Marikana. They owe the poor that much at least after the pension loses suffered pensioners in Zimbabwe

Using USD completely removes participation in real estate by locals. This is a short term view, there is no reason a house with same square footage should cost the same as that said property in South Africa or USA

We want to see more of public infrastructure done by government or councils not necessarily private housing that you call infrastructure we talked of railway lines new roads stadiums hospitals universities bus stations train stations taxi stations markets infrastructure like pa mbare paya why not build huge infrastructure there for the vendors 3 storeys buildings water infrastructures sewage infrastructure electricity infrastructure
Definitely we as citizens have a significant role to play with regards to maintaining the infrastructure once it's in place. A mindset ship is needed to get us there.

You are proposing low-quality structures just because you stand to benefit. You want to sell cheap houses for high prices.
You are unlikely to be burgled on teh 14 floor, but you are unlikely to escape a fire which will almost certainly break out during the course of your lifetime there. Everywhere else in the world they are getting rid of these structures for safety reasons and Zimbabweans are proposing it as a solution. Zim is very sparsely populated. The area between Harare and Macheke is the way to go and its already happening - People are building high quality structures at their homestead, varikupihwa land na sabhuku and rightly so.
The thickness of the wall determines the roofing trusses and the roof which goes on that wall. You cannot put tiles on a 115 wall. Most houses in Glen View for example are built with 115 that is why they have asbestos roofing.
The plan still needs to comply with the building codes. That is why it still needs approval by city council. City council has qualified architects too and other professionals. And not all architects are created the same. It is not unusual for city council to find mistakes on plans created by qualified architects.
The same urban renewal about to happen to Mbare happened to Soweto in Seth Efrikkkaa.
Do they have water and solar at the lodges in Mbare, sir?

What I mean is what is better to buy an office building in town or to build houses in sunningdale or Warren park or to buy a property in borrowdale brook? Which area gives better returns per investment in your income

Thank you. I am loving this show. From the 1st episode, an idea came up about introducing discipline in the market to adress the land barrons issue and it was more of an institutional approach. This included a setting up of a possible Developers Association of Zimbabwe in which all members are vetted and certified to oversee these land transactions. If I remember well it also included introducing courses and/or faculties in our tertiary institutions that train would be developers and possibly some other key members of the society like sabhukus in this field. Wouldn't this approach be a rather more effective way to instill discipline in the real estate market so as to protect the increasingly more gullible population other than leaving it up to only the investors' own due diligence or the authorities responsibility? Thinking about it, I was looking at how many members in these various authorities get to these offices without training of proper land evaluation or real estate best/standard practices but only through supposed democracy. (which isn't a bad thing though)
