Should You Take On Value-Add Real Estate Investment Projects In Toronto These Days?
Presenter fails to address several key issues related to cash flow that are not properly reflected in the "operating expenses" section of the analysis. Insurance on a house is many times more expensive than condo insurance as condo building insurance is covered by the condo fees. For example, a small house is going to cost you at least $300 a month for liability and damage waiver insurance whereas condo insurance is typically well under $100. So there is a delta right there of $200. A lot of folks think that condo fees make owning a condo more expensive. They don't. Owning a single detached home with structural responsibilities of the roof, the yard and the home infrastructure is far and away more expensive that this presenter's analysis purports. A good rule of thumb for a home's maintenance is 1% of the homes value... or $10,000 a year for a $1 million bungalow. That $10,000 doesn't include your taxes, your utilities, and your insurance. That $1 million bungalow over a 10 year ownership period would average $20,000 a year to maintain and run... all in(maintenance, upkeep, taxes, insurance and utilities) . Some years you have no repairs... other years you have BIG bills. Rents are falling in Toronto and will continue to do so for the next 2 years at least, as new condo inventory coming to market is exploding.... In addition to declining rent revenues, this presenter fails to address: tenant risk, vacancy risk, interest rate risk, damage risk - all of which must be factored into your financial analysis. Never assume 12 months rental income a year... NEVER... Most optimistically - you proforma 11 months rent per year (and 10, if you want a more conservative long term view of your cash flow projections.). IF you get 12 months rent in a year - consider yourself lucky - but don't get complacent with your projections. I see no mention of closing costs either (land transfer, legal and utility set up costs) either. The business model for this realtor is broken and has been for some time. They continue to provide overly optimistic projections - essentially putting lipstick on a pig. There are far better ways to invest your hard earned money.
The comparison is 💯 %. You could have house hack the condo too by renting out the 2nd bedroom.

If you submit it today, it takes around two months for them to start the process and from that point around six months before they review it

250 / sqft seems like a very bad way to budget for such a project. Most companies are charging 350 min based on my research in the GTA. Is 250 achievable for the person who has no network in the trades. If yes, can you explain how we can get this.. what should we be requesting in our quote. Thanks!

Toronto doesn’t have parking requirements, but you’re right-having parking is ideal. Realistically, it’s best to focus on locations close to transit to reduce the need for parking.
Will the price of home grow over time. Absolutely not! These type of properties will end up being ghetto house. These are good idea for a year or two but after the conservatives win they will increase supply of condos and no one will be renting these ghetto houses.
Bold move to bet against Toronto houses. Condos outperforming is tough to predict, especially with so much speculation in that space. Good luck!

They increased the inflation on us through higher property taxes, then say they have to increase the interest rate on us because of higher inflation. You can't make this up, this must be fiction.

Don’t forget to account for all the city fines, from the bylaw infractions by the tenants. Cramming that many people on a single lot will result in too much garbage, too many cars, unkept lawn and frequent domestic disturbances between tenants. Anyone who has seen homes converted to house multiple tenants can attest to this. And $15K a month is easy to project… but might be impossible to collect once tenants move in. Lots of people are exploiting the Landlord & Tenant Act and simply stop paying because they know there are no consequences. Being a small landlord in Toronto is as risky as playing Russian Roulette.
No thanks, one problematic tenant is enough, now you have to deal with two ticking time bombs. I'll keep my money in stocks and ETFs and sleep better at night.

You'll typically need a long term lease as proof of rental. The govt doesn't like short term rentals ... Best to verify with the CRA.
