    You just proved with the 7% & 10% cap growth rates that in fact the residential property would earn you more. RESIDENTIAL: $1.2m (10% growth) - $11k (negative geared) = $1.189m net (also the capital gain will have a discount). COMMERCIAL: $1.14m (7% growth) +$18,743 (positive geared) = $1.159m net This tells me that capital growth is more important for overall net profit, but the commercial will pay you more in rent, which makes sense because it doesn't pay as well on capital gain. Obviously if you find a commerical property that is on par with the residential for captial gain then the commercial wins.

    yes that's the problem of residential, your net yield is around 70% of gross yield. The only advantage is you pay less deposit compared to commercial property and the threshold of entry into residential is lower than commercial and is generally considered 'safer' asset.

    Great information on an investment residential property vs commercial property. Hidden costs of investment residential are not elaborated on. You packed in alot of information. Thank you. My business group has been recommending to invest in commercial property for several years now. You have explained why it is a better option.

    You can look at it this way. The stamp duty used to be a one off thing. Now they want to charge you a stamp duty again after 10 years and repeat every 10 years. Just that they spread it out and call it CIPT tax so that it doesn't sound like a robbery. This is nothing but a money grab scheme.

    My portfolio doesn’t just cater to dividend stocks. I hold $VFIAX (S&P 500 index fund) in my Roth IRA and $VTI (Total Stock Market ETF) in my taxable brokerage account. Two of my largest holdings. The individual dividend stock positions all complement the index holdings.

    Hi Helen, thanks for the video. Could you clarify what you mean by commercial property only being 'negative' for a few years vs a longer period/forever in residential? Wouldn't interest rate drops also cause residential property to become positively geared if it has a 5-6% yield now, same as if it's commercial property? Probably missing something as I'm new to the commercial property space, thanks in advance.

    for commercial, are you able to borrow 80%? usually it is 50-60% and interest rate is much higher. and it take much longer to rent it out

    What if we consider negative gearing in residential property, would the cost be slightly minimized? And with $1m commercial property, can we borrow up to 80% LVR with lease doc? If 80% LVR lease doc works, is it easy to refinance/top up the equity from the first commercial property with lease doc and then buy the second one again? Thanks Helen if you can help this.

      The tenant does - in commercial it operated on a net rent basis so thats is after all outgoings including land tax, management fees, etc plus sinking and admin fees so what you get in the bank is the pure net rent. i have a video on outgoings and commercial coming up so look out for that

      This a comparison video - most people who are buying 1mil properties would have saved for a few years or the deposit would have come from an equity draw down from another property. I do have videos that shows how you can get into property with no less money so look for those in my video collections

      There isn't a general vacancy rate in commercial - its area specific and property type specific. For example in industrial at the moment its less than 1%
