Having purchased in San Diego, Washington St, and DC, I can honestly say that most Utah home builders are absolute garbage. They all cut corners and half of their employees are idiots (some are good). Most wont finish basements or landscaping. Why do Utahns put up with buying a half finished house? Mormons seem to like cheaply made garish boxes, as long as there are 8 bedrooms for their brood of kids. So thats what the builders give them.

The Salt lake area is not 1.2 million. It is about 2.8 million. You have to count all the Wasatch Front which is solid population of 2.8 million people all within an hour of the proposed ball park location. People need to get these facts straight! This moves the Salt Lake area from dead last place to 2nd place above charlotte.

Having left San Diego for North Ogden, the long cold winters were the biggest shock, along with the smog (absolutely horrible winter time inversions). Neighbors are really hit or miss! Some wonderful people and some make it very clear "stay off my property". One really nice thing about Utah are the legally open places. Yes, you can take your dirt bike all over and it is a beautiful state. Crime in Utah is low, too. I left my car and house unlocked most all the time. 80 mph speed limit on I-15 makes it a fairly short drive to escape in winter (at least for long weekends). Most all the Mormons were pretty chill I think. One or two didn't want our kids around. My two boys did have a few fights in elementary school over religion but nothing outrageous. I moved there when my boys were babies and am glad I did. Unlike California, plenty of children in Utah for them to play with. Lots of folks in Utah are close-nit with friends and family and just not too interested in others. Can make it seem a bit standoff-ish at times. Public smoking, drinking and cursing is definitely not welcome. If you are not LDS, might be worth renting for a while and get the vibe of the various neighborhood. I probably would have been happier and more at home in SLC or Sandy than North Ogden. Best not to discuss religion much at all. It can be a sore subject.

The laws in short term rentals seem to be changing rapidly. There are some HOAs that allow short term rentals per their CCR’S, however Salt Lake County has been cracking down on this. There is too much tax revenue at stake to be ignored.

@@LivingIn-SaltLakeCity since when can HOA's bypass the law of the land. That's when you know these broke folks trying to live by their own laws like the rich and powerful. 2 sets of rules.

60% is the number from the church who consider everyone to be a member until they are 115 or request to be unmormoned. Some college in Florida did a study where they polled based on the demographics of the state and found that the number is closer to 40%.

it's possible the percentage of LDS members in Utah is exactly 60%, but it's probably close to this number based on my research. Thank you for the info and feedback
