As an SEO expert, I understand your videos are not SEO properly Basically, due to not doing SEO, your video does not reach a worldwide audience, due to which the video does not get views, likes, comments, and subscribers to the channel. As an SEO expert, I suggest you SEO your videos properly then your channel will improve a lot.

But the problem is that there's hardly any discount properties in today's market in order tie up deals and assign them.

Thanks for the excellent analysis. If you borrow any of your $132k down payment, that sure changes final math a lot. It wouldn’t take much to affect the monthly cash flow of a rental. Vacancy or over estimating of rents (I know it’s Boston 🚀)

I saw your TH-cam channel But here are some problems: 1. SEO score is very low 2. No title - description - tags are SEO friendly 3. Not sharing on social media platforms and your TH-cam channel is a lot of trouble. Do you want to solve these problems?
Thank you for this video Enis! Based on your analyses I think your decision on this deal should be based on your investing position at the moment. If you don't need the capital that's tied in into the property I will hold, make the $2k profit, ride the property appreciation equity throughout the years, and benefit on the depreciation you'll get from the building to offset future tax liability. Second option if you need the capital back, then you sell and keep the $200k profit and look for other opportunities to invest the gains. But the long game in real estate is to hold property to build wealth overtime. Thanks for this video it was great!

It's so funny...I rented at the property from 1997 till about 2007. I was thinking to move back to Worcester are and happened to google the address to see what was happening with it. I moved to Texas in 2007 and recently have been living in Miami Beach for couple years. I might move back to Worcester in December. Are all the units being rented currently?

What aspects of a property could help me identify a good fix and flip opportunity in this market?
Thank you for the comment. For us, any time we follow these criteria we make the most profit: houses built after 1950, no full gut renovations but mostly cosmetic updates of kitchen and baths, and the deal pencils at the 70% rule. Hard to find but they are definitely out there. I will do a video about this 🙌

Thanks for the honesty ! If this was a flip this house tv show they would manipulate the numbers and make it seem like he made 100k. This shows that the learning curve is steep and real life is not that simple. Like he said he learned a lot of lessons and is ready to hit the ground running now !
