It really doesn't look that bad considering it's a rental. I have seen much worse in owner occupied homes. Really what did you expect?
@whocares34727 we have seen worse also. We have put this to a stop by adding into our contract inspections every 6 months and then they have 30 days to do the repairs

It smells even worse!!
Love the fireplace ! Kept the camper nice and cozy and we were able to leave the door open on the rv in the evening but not freeze and the campground included electricity so , sorry dad , yes we are heading the outdoors ! Lol
