Painting a House on a Zero Lot Line
มุมมอง 8392 ปีที่แล้ว
A zero lot line is when your home is built right up to the property line and does not have any set back. Most homes in the Valley have a perimeter fence or block wall and on either side of your house is your property. This is not the case with a zero lot line. This means that the wall of your home is your neighbor's property line.

    Excellent content - I have been perusing your videos as well as your website to try to figure out what you are using for painting block walls (Loved your video showing the spray/back rolling of it) I am a Retired GC in San Diego Ca. Retired but have 160 units of apartments so never really get to stop working it seems. I am looking to do exactly what you did on that block wall video and have around 150 lnft of 6' high and 300' of 4' high, all newly installed, never painted. I see you use Dun Edwards (Love Dun Edwards) but not sure that is what you were using as you didn't spray primer first, so thinking you were using a primer/paint combo. which I do not see on my Dun Edwards list. I would really appreciate a tip on the best paint to use in this application.

    • @mikerickeraz
      @mikerickeraz 13 วันที่ผ่านมา

      99% of our projects are done with Dune-Edwards EVERSHIELD, but you could just as easily use SPARTSHIELD. Primers are used to either fix or prevent problems. Most surfaces, like raw wood or stucco, absolutely need a primer. This is not the case with cinderblock. The material is porous and rough enough that there is no problem to fix or prevent it from occurring. You could use a primer to help with material costs, as these fences are "paint eaters," and you need to use a lot of material to make them look great! Hope this helps and let me know if you have any other questions. Mike

      I agree. Except it's not artificial grass (we do that differently), and we spoke to the customer about his wants regarding potential paint on the grass. He said he didn't care, as he would put rocks in that area and take out the grass. Otherwise, we would have used a shield to ensure no paint would get on the grass! Thanks for watching and noticing that!

    Question, I have owned my home for 25 yrs and I had the well installed and I had a professional sprinkling company install my sprinklers. There are heads that should all be shooting away from the house and not on the house. Can I hold them responsible for water damage since I paid them to install my sprinklers professionally??

    • @mikerickeraz
      @mikerickeraz 2 หลายเดือนก่อน

      I'm not a lawyer or a landscaper, and I do not know the scope of your agreement with them, so I can not comment directly on your question. However, I can say this: It would be VERY DIFFICULT if you have grass all the way to the base of your house so that the sprinklers do not hit the house at some level. If a customer were to ask me (as a painter), what I would suggest is to have 12-24" of barrier (rock?) between the house and where the grass starts. This way, nearly all sprinkler-caused stucco damage would be minimized. Hope this helps!

    • @siestakeygirl1000
      @siestakeygirl1000 2 หลายเดือนก่อน

      @@mikerickeraz I guess after listening I would think the sprinklers should have been set up professionally pointing away from the home and not towards it

    • @mikerickeraz
      @mikerickeraz 2 หลายเดือนก่อน

      @@siestakeygirl1000 I think I may not have explained this in enough detail. I believe a common sprinkler head used up against a house is a 1/2 circle model. The obvious goal is to have the area covered with water in the grassy area, stopping along the straight line that dissects the circle parallel to the house wall. The problem with this is that the "edges" of this 1/2 circle spray will usually contact the house, causing damage or at least discoloration. Your response indicates the sprinklers were pointed AT THE HOUSE. This is clearly the wrong way to complete a sprinkler system. My understanding is that most times when a sprinkler system is set up, the sprinkler head should be fine-tuned to point in the correct direction AND keep it off the house (essentially not a true 180-degree spray angle but maybe 165-degree angle. The good news is that this should be a relatively easy fix. I hope this issue was caught before it significantly damaged the house. I hope this clarification of my previous answer was helpful.

    Definitely the correct process for the job shown here. I once painted a 2’ high cinder block interior garage wall. The garage was being done nicely for the homeowners new corvette (epoxy flooring, custom tool cabinets, LED lighting, etc. ). Because it was a relatively small area unaffected by rain or sun I used spray paint on all the mortar and then rolled the wall using a high nap roller. 2 coats and done.

    I combined a white stain with a green stain and got an acceptable colour. But what happened is the white pigment settled to the bottom of the can; when I got to the last 1/4 of the can the stain had changed to a different colour. Most of the job was done but still I wasn't able to finish the job as well as I would have liked due to the unexpected change in pigment.

      Yes. This is a problem. The issue is the most typically the "other side" of the fence is not my owned by our customer. It's owned by their neighbor. And the neighbor can do whatever they want. They could, if they were spiteful, hook up a sprinkler to soak the wall day and night... This is the difficulty with these types of barriers. Does that make sense?

    Anything you can do when neighbors yard is higher on their side due to sloping street? So the block wall is like 8 feet high on their side but 9 or 10 on our side. So I think just having different soil levels is causing this peeling issue. When they stuccoed they applied drylock but it eventually failed. Any better products to use?

    • @CrashOfRhinosPaintingAZ
      @CrashOfRhinosPaintingAZ ปีที่แล้ว

      The short answer: There are no great options. Fences and retaining walls are almost always going to fail early. The primary issue is water is disrupting or destroying the substrate from the inside out. So, anything that is applied to your side of the fence only helps with your side of the yard and not the water entering from the soil on the neighbor side of the fence. Simply put, expect this to be a regular maintenance item. Not the news you likely wanted to hear but knowing this you may be able to chat with the neighbor if they happen to be watering close to the fence and have them stop or slow it down. Even if they are not watering near the fence there is normal moisture in the ground that will seep through to your side. Let me know if you have any more questions.
