Well I know but the problem is the people who abuse the system. There are too many Landlords and tenants abusing their rights

Needs to be illegal. Wages up, rents up. Spells destruction for society (and landlords). Uncle Sam is the biggest landlord and he will price you out.
So it good for landlords to overcharge in rent? Is it ok for landlords to harass a tenant plus overcharge. We now have more homeless than ever. People with jobs and then the landlords charge so much they can't find a place.

I moved my family and business out of California 15 years ago and it has gotten even worse since then.
I’m cashing out of California. Nevada actually respects property rights so I buying there. I find it amusing to watch Democrats in California vote for Democrats who then in turn pass laws that impose rediculous regulations, which in turn, greatly increase the cost of living to the idiots who voted for them in the first place

I'm a small 'Mom and Pop' landlord in MAssachusetts. I provide clean, modern, updated apartments at a very fair/slightly below market price. These kind of legislative acts will force me out of business. I (and others) will end up selling or condo-izing our properties. The real issue with high rents is not enough housing (there is a shortage of 4 to 5 million housing units in the US) - legislation like this will only reduce the amount of housing. Just look at the St. Paul/Minneapolis market. St. Paul introduced rent control and as a result new housing permits are way down - no one wants to build if you can't get a reasonanble return on your investment. Build more housing. It's a basic Economics 101 fact - Supply vs Demand. Finally, we don't tell grocery stores at what price food should be sold. We provide SNAP EBT cards (formerly food stamps). We should do the same with housing. Provide people with vouchers for housing. Let the market work. And then tax those landlords on their net profits in order to pay for the vouchers.

I got out of the landlord game here in oregon a few years ago. these laws only make rents higher. The apartment i used to rent now sits vacant for three years now. I miss the revenue, but got tired of the game that dead beat tenants play and the repairs i had to make when tenants moved out , taking tenants that would not pay rent to court. it got so bad that i couldn't find an attorney to represent me as they were all busy representing other land lords. Just before there was a eviction moratorium I had to pay my tenant 3 months back rent refund, i told her i would pay her next landlord what it cost to move in and the remainder of the money after she moved out. a year later her next landlord called me on the phone and told me she had not paid him a cent after she moved in, and would not even let him in the property. he had to replace all the plumbing. I really dodged a bullet on that one. it is a shame as a perfectly good apartment is vacant and most likely will remain so, as the apartment is part of my home. Years ago i put an apartment in my home for my adult daughter and her husband. She passed away and after that i was renting it out. but the business is too sketchy and you can loose your ass if a tenant takes you to court. you can even be sued if your apartment is violating some city code. I am bitter and don't give a s*** if half the world is homeless, i worked hard to buy my home and hold on to it for these years. I pay more in property taxes than i paid for my mortgage when i bought the home. and that is another reason rent is so high. when you analize the problem the source of the problem is government regulation and tax extortion. and lets not get started with the home owner insurance racket..

Can you up the rent gradually so that the renters leave at their choice? Or is there now rent control? People that can’t see that California is now a place to flee are deluding themselves. We all have mom's and pop's. For some renting a property is how they pay for their cost of living and stay off of government programs that cost everyone money. By managing their own needs they allow tax dollars to benefit schools and working families.

Thanks for watching and commenting. You are right Robert. I'm surprised that rates remain high but they continue to stay there. One bit of reassurance is the fed NOT following the will of the party in power. We'll see how long it lasts. I can't imagine the rates staying high come next summer/fall but maybe the Fed will keep them there despite the affect on the incumbents.

There is no small landlords left after covid, let the corporation gobble / raise rent. Renters pay high rent to pay for their lawyers plus management.
It is indeed very difficult for small, personal landlords to make it in the business now. Just by not actively modifying their leases to include the latest language to temporarily exempt their single family homes to the TPO they run the risk of a big financial penalty or possibly legal action. I believe you are right that big entities will buy up multi-family and offer impersonal beurocratic service because it is less risky. Single family homes will be removed from the market as soon as owners figure out that what little control they have is being systematically stripped away.
Another very good reason to sell your rental property now if you are thinking of it and keep out of buying rental property in the future in San Diego county and the state. I think parts of their proposed ordinances will be challenged in court as unconstitutional.
The prosper of rental businesses are long gone in California. They are buying votes from the masses (renters).

- Rental prices are too high because of high demand and low availability - States / counties / cities pass laws making things harder on landlords - Landlords sell rental properties reducing availability even more - Prices go up and as a bonus an even higher percentage of rentals are through big corporations that are worse for tenants Yup, California politics as usual.
