Absolutely wait. The proof is in the pudding. Markets have crashed 30-40% in areas we've been monitoring in AZ this year, aside from the reduced interest rates on the way. The palpable desperation from agents making no sales paints the entire picture. Make no mistake, 2025 and 2026 are the years to jump into the deep end. Anyone who bought in 2022, 2023, or 2024 is already upside down. Enjoy the ride, don't miss your stop.

Depending on how far you gotta go you could burst it. If you gotta dig up more than 20ft looking into pipe bursting.
It is about 65 feet from the meter to the house. We did replace it with 1 inch PEX line, but cut out (I say cut, but the galvanized pipe just crumbled in my hand) the section under the sidewalk to make room. The rest we left in place and dug a new trench for the PEX.

As long as the buyer knows about it. It's a home inspection. Not a punch list for repairs. Get a grip.

Yeah, that's a good catch. It's an older home so no sediment traps are present. Also needs a drip pan under the water heater when they make those upgrades.

Yeah unfortunately that’s not happening. Best thing to do is be smart and always get your own home inspector. Never trust the guy the real estate agent sends and be weary of how they speak. When they need to create urgency it’s likely that they are hiding something, when they use words to enhance certain features of the house while using words to help minimize concerns that others may consider a deal breaker. Plus it doesn’t hurt to study to get your real estate license either

Still hanging on to the overvalued price. The market is flooding with homes for sale in the area I'm currently in and new construction is just sitting there. If you're a buyer, hang on a little bit longer. Your time is coming. 😉✌️
when you buy realtors tell you that you aren't offering enough, when you sell they say your house is overpriced. they want a quick transaction so they can get paid. typical and i've seen it many many times.

My mom and her husband paid 75,000 for their house . Now the only way that they got that is because a teacher was being accused of being a pedo . Now he needed a quick sale on his home. So to the unfortunate and to the fortunate they are out there you just got to keep hunting .

I was there with the home buyer for a pre-closing inspection, so the house was supposed to be ready for the public already. So not required to have safety equipment (even if it is a good idea).
Just because I want it within 10 miles of my work and to have 3 bedrooms on more than an acre doesn't mean it can be a 60 year old double wide for $275k. This is a real story of a home I was taken to.
That's totally fair. A good agent should ask more questions to find out what you do and don't like before showing any homes and more questions at each home to understand your wants/needs/prefences before seeing any others. No sense showing homes that don't fit.
