Hi I'm Clint, a retired real estate investor. Since 2001 I have concentrated on real estate investing for retirement and because of Real Estate I have been able to retire from my job and all of the businesses I've owned and I'm not even 60 yet. For me, the first step to investing in real estate was to get rid of the debt I had accumulated. Credit card debt, car loan debt etc. The reason I began investing in real estate was to buy back some time from my 70-90 hour a week work week. And I succeeded with the philosophy of paying all debt off as soon as possible and living off of cashflow. You can do this too. It's not brain surgery!

That's not retirement. Its just a life long career. You are still managing assets and making videos.
Let me ask you what is retirement to you? To me retirement does not mean I don't do anything. To me it's I don't HAVE to do anything. I don't have to self manage anymore, I choose to because I still can. As far as making videos I make them to share my experiences, to create a legacy. Not to make money. I'm so far away from monetization that it may never happen for me. And that's ok. Thanks for watching.
@@WithClint It means you stop doing the work you did your whole life and make a new life style choice. You're just doing what you all have been doing... That is not retirement. You can not stop doing what your doing.. You have to wake up every day and keep doing it or it will go away. You can't stop. Retirement is being able to stop.
@ironwillie7666 I respect your version of retirement. We definitely differ in our definition of retirement. My life is no where near what it was like when fully managing 12+ rentals. That IS work.
@@WithClint I get what you are saying, but you are still working at least 20+ hours a week (part time). Just because you love it, doesn't mean it aint work... Just because you are more efficient does not make you retired. You are a hard working man. You can't stop without losing your wealth. You are actually a slave to your work.
@ironwillie7666 That's not true. I am far from a slave to what I choose to continue doing. I could stop today and not lose any wealth. I truly do what I do because I want to and on my terms. Infact you mention the fact that I do videos. I do them because I am retired. I would have never had time before. Great conversation. Thank you.

I owner occupy a rental duplex so I live in one unit and rent the other one out. I bought it in my twenties and then by my early thirties I had it paid off fully. I plan on owning it for the rest of my life. I'm looking at buying another duplex and doing a 15-year mortgage on that and trying to pay that one off fairly quick too. Then at that point I would just have three rental units, but I'd heard that that's a decent amount of lower middle class money that you can live off of for the rest of your life. I also have a business and some other investments. I'm thinking I'll go fully self-employed in the next few years. I did your video. Did you keep your 4plex or did you get rid of it?
@@Diecastinator Goid on you for sure. Your journey sounds quite similar to mine. I did sell my 4plex after 20 years of ownership because when the covid shutdown took place it was very difficult ti travel to Alaska. Thanks for watching.
I made bad decisions when young and had to start over almost from scratch at 38. Was never able to attain home ownership, so have been a lifelong renter. I decided to focus on saving what I could and was planning to retire at 62-64, but my health and employer didn't agree so had to retire at 60 this year. Luckily I taught myself to do some option trading and have enough dividend investments to cover my needs. Still hoping to delay social security as long as possible. These rent increases are difficult along with inflation. My rent was 900 in 2020 and is over 1500 now. Will try to find someplace in a cheaper part of the country soon. Just sticking around this area in the event I might need part time or full time work.

Wife and I have same strategy. All the properties will have new roofs and appliances/HVAC. Plus, we own property in a place that values property rights, unlike the blue hives of communism.

Bet you're glad Harris didn't get elected. She was pushing for national rent control. Would of put your cashflow 6 feet under.
Upkeep and maintenance on rental property is not my idea of retirement; it's a job. I'm soon going to be 70, and I'm FULLY retired with NO semi-retirement job or income. That's full retirement to me. Thanks for the video, it got my thumbs up.
@@YourTransmissionRepair I've never found it to be like a job. I guess because I can do it on my time and not punching a tme clock. But as I get older I have definitely sold off the problem places. Thanks for watching.

I'm very much in a similar position as yourself, 60yrs old with multiple rentals fully paid and working full time as engineer and ready to retire from the engineer job and just manage my units. boy, would I like to have a long cup of coffee talk with you. I have lots of questions.

@@Maneyh You're right. But a gamble that is currently paying off at the moment.
@@WithClint It sure is! Although down to luck. If we ever get a serious bitcoin crash again, I'm considering entering the game myself. Because after the 2021/2022 BTC crash, we've seen bitcoin increase by literally 520% since January 2023, which is actually ridiculous ROI in just 2 years! But at the moment, with one BTC at nearly $80k, I seriously cannot see the price increase significantly further before we see another downturn. And "investing" in it now seems VERY stupid and irrational to me. Especially for an "asset" that's not producing any value, and that is purely priced based on what people "believe" it's worth. So I just injected $5k into the S&P 500 and a geared 125 global index fund a couple of days ago. And I will keep putting my money in that direction every month going forward for the time being. With Trump's recent election win, and with inflation cooling down in both America and around the world, I really think we'll see a very nice upturn in the global stock market in the coming months!

Both those other times there was a bubble. What is the bubble this time or where is the house of cards that will fall? Also, unemployment keeps getting adjusted every month. It is actually garbage right now. People taking multiple part time gigs to fill in lost full time gig with benefits. Your analysis is lacking

Hmm, a setup? The Biden/Harris admin, having just about admitted that Trump will win the presidency next month, would give him one helluva mess to cope with the first year of his term.

I would be surprised US isn’t already in a recession. Record debt, layoffs are increasing. Combine that with inflation that is in truth nowhere near 2%( more like 5%+). Everyone I know has to cut back or increase their cc debt to just stay even. I fear we are weeks(if not days) close to a stock market top then a bear market.

Outside of a few intrepid individuals, it seems like everyone and everything is in debt up to their eyeballs. This is the problem.
@@thomaschew2191 For sure! Those debt numbers are alarming.
How much do you think they will “plummet?”
Really hard to say. Location will be a large factor on percentage of decline and the decline could take up to a year before it actually happens. I think in the short term prices may increase if mortgage rates drop more rapidly than the market expects causing bidding wars. In my Boise example prices have already dropped close to 8 or 9% since the peak of 2022. I can see another 10% drop in 12-18 months being possible.
The crash will be worse than 2008….
@@professorprofessorson8795 Honestly I have my doubts but i's certainly possible. Inflation and debt has risen incredibly fast in recent years. Something is bound to break and break big!
What do you think about what might happen given who is elected?
@@alingander I don't think it would be much different with either candidate. Interest rates aren't controlled by the office of the Preident. However it does make me think about unemployment which the President can improve or make worse with certain policies. Great question. A Recession, I believe, would slow down sales and bring down prices but I don't believe it would be a huge crash in area's of low inventory.

We did similar.We owned our family run carpet cleaning business for 39 years and through those years we borrowed money and bought 4 properties ( 2 single family houses, 1 duplex & 1 triplex. Had we found Dave Ramsey Baby Steps we would have done things quite differently, but as of today we have paid off 2 of the 4 properties.We have one more small mortgage on 2 of the properties combined. We have listed the triplex w realtor and the sale of it will pay the $36,000 loan balance. We plan on selling 3 properties total and keeping 1 .We will update it some in order to rent it for fair market value( our rent locally is very high), college town. That along with paying off our home mortgage asap( inheritance from recently deceased daddy)and “ shopping to slash every monthly expense will help us reach our goal of being completely DEBT FREE. except for government and section 8 , nicer located apartments are not affordable for " apartment " people. government prison apartment developments, on a sliding scale are crime hell holes. NOT to be get lost in when not aware of those places! . But that is of course the government 's cash cow.( local municipal income ).
I would agree that rents have certainly climbed dramatically in the past few years and so have section 8 payments. Could that be part of why rents are so high? I think it contributes for sure. If the gov't pays that then I'll charge that. Hmmm. Great comment. Thank you for watching.
Some just don't grasp, that house prices rise in the long term no matter where rates are. This is because they don't understand that it's not about what the general public can afford. There is only so much land. The competition is among a smaller group of people who do qualify. People also inherit things and the money usually goes to their house. Yes, there is more buying interest when rates are low, and people want to limit the money they pay to the bank, but in the long term sub 4% rates alone probably aren't going to be responsible for people's financial security or net worth. People may be afraid of recessions limiting demand and people's ability to pay their mortgages, but look at the recessions of the early eighties and the early nineties. Mortgage rates were much higher than they are now at those times, and the housing market hadn't crashed then. It had shown a slight downward trend, then recovered.

Depends on where you live and what kind of house you buy. Here in the southeast in my area, two years ago 450k got you an ugly 2,000 sq ft house with your neighbor barely being four feet away. Now the same price gets you a 3,000 sq ft home on half an acre of land and free upgrades like kitchen tile, quartz, and soaking tub.
Location certainly can make a huge difference.
I have to remind myself to look out for senior discounts. I keep forgetting that I'm old.

I could be happy living in a tiny house, if I could do it without running into legal challenges from the local AHJs. But I'd want it to have a heat pump, as the surface area to volume ratio is about as bad as you can get, so they can be hard to cool in summer or heat in winter, just too much surface area energy losses.
I think much of that would depend on how it's built. I have a tiny home in Alaska that is easily heated in temperatures reaching 40 below zero with only a high output electric heater.
@@WithClint Yes, you can build a super-insulated tiny house to achieve any efficiency standard you want (Passive House would be my minimum), but it takes more insulation than a normal sized house to achieve the same level of energy efficiency because of the small volume per unit surface area of the thermal envelope. But in total you will buy less materials because the total surface area is much less than a conventional house.
I would love to live in a tiny home. I'm single. Don't plan on having kids. But it's so hard to find a place to put them.
That is the truth but with a little research you can find places. There are many towns in Alaska with no building codes and Esmeralda County in Nevada also has no building codes.
A piece of land for only one home housing usually a single person? Not sure it's that sustainable.
So a 1,400 square foot house with two people is “sustainable?” Lending institutions need to get realistic about single family or more accurately “single or couples housing”. There’s is no reason for this to be controversial or difficult to do in most areas that are not densely populated or developed. The big problem is that local governments have decided that they don’t want small homes because that equals small taxable value! Owning your own home should not be income based to only those who can afford a large home. It’s a crime to force people into permanent rentals because they don’t have the income to pay a mortgage on a large house.
Because zoning laws have minimum house and lot sizes, most tiny home owners have theirs on wheels and they either park it on land owned by relatives or friends (still illegal unless zoned multi-family), or they park their home in a mobile home lot or even an recreation campground with RV hookups, though with the later they may have to move every couple of weeks to stay legal. I would agree that is you can get a tiny condo in a multi-family development instead, it could be cheaper.

Agreed! But the more common it becomes the less it will be. I do believe solar will eventually be so common that contractors will automatically build it into new homes.
Didn't know commercial was 39 years depreciation. Thanks. Hoping when the rates come down I'll be able to refinance for the first time. At what point of refinance do you aim for? Trying to figure that one out.
Honestly I have never refinanaced a loan before. I have always paid off my loans asap which is much different from other investors philosophes. I know it's different in every situation and involves a lot of math. You would want to calculate if there is a savings including the financing costs to get a new loan. Remember that a refi will change the term length back to 30 years. I used a HELOC for most of my purchases after my first 2 properties were paid off.
