Over 900k Euros for a pad in Estepona and its across the highway. Good luck, you obviously have a lot of dumbass people buying. We all know that area is where you make the most commission. Its overdeveloped and will be more so in few years. Buyers will dry out especially since the floods.

I personally don't agree that the home prices will increase in 2025, there is a lot of property going unsold at the moment, and more more price reductions than usual, of course anyone in the industry will tell you something different.
This has been a debate for 4 years already. In 2024 home prices went up regarding all, inflation and high interest rates, of course it will continue to happen in 2025 with low interest rates, the unsold properties at good prices tell me where they are please, because all I see every day on the Costa del Sol is that the good properties at decent prices are sold in a couple of days. I seen New developments 70% sold in presale stage, if there is something left, it’s located in the most horrible isolated locations and even still manage to sell most of the units before completion at high prices as well. This is a honest opinion of someone in the industry.
You are in the business and what you say I take with a pinch of salt, it's not what I have been seeing, but I understand you have to try and sell properties because that's you business, you have skin in the game, and it's not exactely an independent assesment. All the best!!

Hello Yousefi thanks for your comment :) Actually I was talking about the USA political situation last week with a client from California during the viewings and we both agreed that either Trump or Kamala wins next elections, will be good for Spain because people from one side or another will be willing to migrate to Europe. Anyway we don't only depends on the US market, actually is the most recent market, we have many other nationalities investing in Spain and they are all very welcome.

Very helpful presentation. It is worth mentioning the limitations around using the facilities in the hotel. You need to pay and it is very expensive. From the video it almost seems it is for free🙂

Hi, is there a ballpark range for the community fees?
Hello Gary, baseball is not a very popular sport in Spain, most of us don't even understand the game 😅 but in Malaga city there is an academy where you can practice maybe about 15 minutes drive from Higuerón. In the area you will have tenis, volleyball, basketball and golf but not baseball.
@Santiagorealtor Hey, apologies, my language wasn't clear in the question, I'll rephrase. 😃. What would the typical monthly community fees be for the development, in other words, how much on average would it cost residents in maintenance costs. I'm not a baseball fan myself 😀
"Ballpark" is also a colloquial term for "estimated".
It should be around 250€/month the comunity fees according to extimations of the developer
Why is a notary paid a percentage of property price. Should it not be a fixed fee as the work involved is the same and not related to the new build property price.
This is very common in Europe, notaries are porcentaje based, anyway Spain has one of the lowest notary costs in Europe after Portugal👌

My in-laws live in Estepona, and I have fallen in love with Estepona. This is a part of Spain that is not on the tourist map because it is not easy to get to but a wonderful place to visit. Thank you for your post.

@@rosenunez4328 Well Estepona is not a remote location at all, "easy to get" is very relative but I guess Mark refers to the distance to Malaga Airport which is about an hour drive.

My only concern is that with more development the number of people in the area will reduce accessibility to the leisure facilities. For example there is only 1 tennis court, 4 lane pool, and few other community facilities. It will just become a place to sleep. To access activities you will need to leave the area
Hi Steve thanks for the comments, if that's your only concern you should not worry about it. The capicity is very well calculated by the resort developer. If you visit Higuerón right now, you will find 4 new tennis courts and some other facilities under construction.

Are Spanisch Citizen buying there too or mostly foreigners investing there?
Depending on the price, most of Spanish people has a maximum budget up to 350k and that's very hard to find right now in Estepona. I would say Spanish buyers is only 10% of new buyers in Estepona area.
@@Santiagorealtor no wonder Spanish citizen are complaining a lot. Foreigners with money are investing bringing the price high for them to afford it. At the same time to rent for a long term is almost impossible due to the airnb etc.

I just stumbled across your channel. It is so refreshing to have someone present content in an honest and not looking for subscribers manner. Excellent! I have been looking in the Costa Blanca area, but you have piqued my interested in the Costa del Sol. I just watched this video on Mijas. I am much more interested in distant sea views. I prefer more nature as opposed to the congestion along the seafront. Estepona is interesting also. But, now that I've seen Mijas I think I prefer this area. Of course an actual visit would determine that. Thanks so much Santiago for your fantastic videos.

I understand this is a high end resort but these prices are for Marbella not Fuengirola.. location is 90% of the price in real estate..
Exactly, location is everything in Real Estate some say, Higueron has built it's own brand and location with high end architecture, Fuengirola is old and dirty, nothing to do with Higueron where is modern and beautiful. I would recomend to give it a visit and see with your own eyes :)
