House prices 6.3% up, housing affordability is at a historic low
Housing affordability in the U.S. is at a historic low, with home prices hitting new records in April despite rising mortgage rates and increased housing supply. The S&P CoreLogic Case-Shiller National Home Price Index shows a 6.3% year-over-year increase in April, marking the second consecutive month of record highs. Mortgage rates jumped from 6.9% to 7.5% in April, yet prices continued to climb. The housing market remains one of the least affordable, with home prices 47% higher than in early 2020. Renters also face challenges, with rents up 26% since 2020 and half of all renter households spending over 30% of their income on housing. Homeowners are not faring much better, with 20 million cost-burdened by mortgage payments, rising insurance premiums, and property taxes. Despite an 18% year-over-year increase in for-sale inventory, housing supply remains tight, maintaining high prices. Mortgage rate hikes have reduced affordability further, leading to more price cuts and slower sales, yet well-priced homes still sell quickly.

Are you guys drinking your own cool-aid- Ark is a risk reward company- and when the market gets clobbered - they get clobbered. This a level above a VC or equity company. The look for the risky undervalued companies- and I'm sure 3 -4 out five will have poor results for a long time- its that on company that hits is outa the park- It floats all boats- and they will have many of these - not on your schedule but on the industries time table
The best analytics I've seen about Ark Invest, is how the investment inflows into Cathie's ETF were channeled into few small cap growth companies - dramatically elevating the capitalization of them and therefore showing amazing performance of ETF (mostly because of the small capitalization to start with). The opposite was true - the divestment (sales) by investors of the Ark ETF, pushed Cathie to sell shares of small cap growth companies, dramatically decreasing their capitalization, and thus showing dramatic drop in the value of the Ark ETF. [notes: Market Capitalization = Number of shares outstanding multiplied by Price per share; Price per share = the price of the last buy-sell transaction on the market]

It appears that the ability to borrow allows to smooth the economic cycle - i.e. borrow and boost the economy when it is not doing all too well. If this ability is depleted during the "good times" - there might be nothing left to use during the "bad times"...
