My existing vinyl deck was not flashed properly so water could run behind the deck ledger. So I had the vinyl decking removed and 8" of stucco above the deck was also removed. The new vinyl was wrapped up the wall, a drip cap was installed and then the area had stucco installed. The first layer of stucco was riddled with cracks. I was told this is normal and the second layer would have no cracks and provide the water proofing however they did not overlap the mesh. The old stucco and mesh was straight cut to the sheathing so the mew mesh and stucco was just butted up to the old. Im concerned about that horizontal seam leaking. I figured they added paper in that 8" cut away stucco portion and on the bottom side hopefully the drip cap is behind it but on that top edge you cant get paper behind the stucco so im concerned that water could get behind the paper and the stucco....
This message is directly from Bruce - After the stucco has been removed the flashing should be installed in a shingle lap fashion behind the main Weather resistant barrier(WRB) It is important when installing the lath to lap the new and the old. If the 1st coat(scratch coat) has cracks I would be concerned but I would want to make sure you are not confusing the horizontally grooves of the scratch coat for cracks. After the 2nd coat (brown coat) I would recommend a layer of fiberglass mesh embedded in a polymer modified basecoat, then the final finish texture.

“If we simply just pay a little more attention to *everything* during the design process” - haha, easier said than done! I was really excited when I had the idea to put our heat pump water heater in our large lower level pantry/storage room instead of the mechanical room where we had it in the plans originally. We wanted the room to be as cold as possible anyway, we will also have a large chest freezer and additional fridge going in here so just as you’ve described - the water heater will use the heat coming off the appliances and keep the room cool so we can store dry goods and garden produce! We did a Mitsu ASHP but chose the new mega size LG heat pump dryer which just came to Canada, compact machines are a tough sell in North America. We went with Bosch appliances but for laundry I think LG seems best in class right now, though I’m yet to test it! The product design is beautiful and looks super sleek in black, though I’m not sure how I feel about AI laundry yet 😉

I was dumb ripped off old growth 80 year old cedar shingles in pristine condition because the bottom layer edges were rotten and they all had lead paint on them.

Thank you for this presentation. I got the impression that much of the discussion was really focused on new, efficient homes. Do you see a place for some of the options you discuss (heat pump, dehumidifier, etc) as a retrofit in a Dallas-area 1980s home that is by no means built "tightly." It has a fireplace that I would love to get rid of. I currently have an inefficient package unit (outdoor unit) for both air conditioning and heating (gas). All gas combustion is outside. Thoughts?

Your videos are so helpful! We live in a 1950’s home with known drainage issues and several very large live oaks right along our foundation. We will be correcting drainage in the coming months. Would it be better to install this before or after the drainage improvements? Thanks!

i went into the same issue with wolf dual fuel range can i run the gas through the side cabinet with flex gas line go underneath the range and connect the gas regulatory ? does anyone know
When you guys were comparing some of the small costs that add up I couldn’t help but think about if I bought a production home, I’d end up spending the difference in money to upgrade the home anyway sometime in the future. If you have a good contractor, it seems like you’ll of course spend more but if you’re looking for that home to be your forever home. It’s a no brainer. Good conversation men.

When "cheaper and faster" is how they win bids, it results in cutting corners and sloppy work, to make up for time or budget restraints. It is unfortunate that homeowners unknowingly prioritize lower bids over quality construction, which perpetuates this type of behavior and workmanship from builders. We need better education on identifying reputable builders, understanding total lifecycle costs, and the risks of only focusing on initial price.
