Summers is in a great part of town and residents from Fitch Mountain used to walk down to Summers for lunch, golf course across the street.... Smart train is coming to Healdsburg according to the the mayor and electric bikes both public and bike shops are near by.... personally, i would combine the business with an Mediterianin style market geared for going on picnics, small items for sitting down for a little while, pre-ordered picnic "baskets".

Do any of these cost estimates take into account that the narrator makes minimal commissions on vacant land and has a financial incentive to discourage people from constructing their own home?

Basically people who live in low risk areas will be forced to subsidize people who live in high risk areas.

Humph! I really think California should cover all the open land with Cows, Goats, Pigs, Horses, chickens even, and have them eat up all the grass and kindling below. And build smaller (and prettier) houses so we can afford to live anywhere. And why is our water running out to sea? Shameful.
