What if this is in the reverse? And the tenant is harassing an employee because they want them fired????
I pushed my landlord to do mold testing because i have the gene where i can smell mold. They discovered toxic mold was present, but they sent a contractor to remediate who does a mold service but doesn't specialize in mold (e.g. they took a cheaper short cut because a true remediation would have required them to do much larger renovations). They basically wiped down the surfaces and did an air exchange. Unfortunately, the mold was still deeply embedded in the materials (any professional mold remediation expert would have known this) and now the mold is back. What rights do i have to get the landlord to actually solve the problem versus putting a bandaid on it?

Dumping my 2 rentals at the end of the year. FGN and the Democrats in Sacramento. 8 out of my 10 neighbors have left Commiefornia and I will be joining them. Lower taxes, fuel prices, electricity rates, vehicle registration fees, food prices, sales taxes are just a few reasons to leave. FGN and all that voted for him and his buddies!
First of all California is a S H I T Hole state run by a douchebag governor. Why stop there just make landlords pay for everything they have buckets of money. How about they pay for the tenants Social Security, cars, moving expenses, reparations and best of all the National Debt. There we go everything is good. Now, I'm facing homelessness out of retaliation. I'm NOT behind on my rent or a messy tenant. No history of unnecessary issues or anything crime related. I fought for my rights to be treated just and fair. Now, I'm being asked to leave. I've been just about everywhere trying everything to get the help I need in time. You can pass all the laws you want but when a low-income tenant needs protection from a harrassing and irresponsible landlord, there is no help available. Many tenants are threatened with eviction or evicted when requesting repairs or 24 hour notice of entry.

I’m a senior tenant in L.A. in the apt for 30 yrs the landlord upgrades the other units except mine, he has a nasty handyman who goes inside the units when no one is home without permission or reason, he has abuse me verbally when I call him on his dishonest behavior. I have reported this to the landlord several times and he’s still doesn’t do anything about it. We had two new tenants in other units who harrassed me every single day, everytime I called the landlord to complain about the abuse, he would say there was nothing he could do, I even got the police involved several times and that helped a little but the harassment continued until they finally left after 10 years. They replaced the windows screens from all the units except mines and they switched mines with the ripped ones from the other tenants, when I asked about mines, they said they were all going to be replaced, this was more than a year ago, they replaced all of them except mines. The nasty handyman continues to come around like he owns the place questioning everyone about anything, when I confront him to be respectful to tenants he goes into crazy mode cussing and almost to the point he wants to harm me. Again all reported to the landlord and nothing done.

What about when the tenant quits paying me is that constructive eviction? No. We always look at the tenant as being the victim but we never look at the landlord as being the victim. Landlords are victimised all the time and the law does nothing to protect us.

Last year, because of the limitations imposed by the Rent Stabilization Board, I had the residents removed for renovations, then a few months later, sold the renovated vacant property. This resulted in a higher selling price, because the new landlord can set a current-market rental value (win-win).

Under California law, your rights to a security deposit are protected regardless of a change in property ownership. The responsibility for returning your security deposit (minus any lawful deductions) transfers to the new owner of the property. This means that if you're entitled to a refund of your deposit when moving out, it's the current property owner's obligation to return it within 21 days after you vacate, along with an itemized statement of any deductions.
