As of October 2024, the Greater Vancouver housing market is experiencing a balanced state. The benchmark price for homes in Metro Vancouver stands at $1,172,200, reflecting a 0.6% decrease from the previous month and a 1.9% decline year-over-year. Detached homes have seen a 7.8% annual decrease in average price, now at $2.06 million, while attached homes and condos have experienced slight increases of 6.1% and 0.1%, respectively.
Bank Competition and Mortgage Rates
The Big Five banks in Canada are intensifying their efforts to attract mortgage clients amid a slowdown in sales volumes over the past couple of years. This heightened competition has led to more aggressive pricing strategies, with some banks offering discretionary rates as low as 3.99% on 5-year fixed insured mortgages.
